THE 10 EVELYN CONDO SITE PLAN
The 10 Evelyn condo site is an almost squarish parcel of land orientated in a roughly north-east / south-west direction, with its southern end fronting Evelyn Road. It is slightly over 30,000 sq ft in size and zoned at 1.4 plot ratio (ratio of built-up area to land area) which is low density, the same as for landed housing.
In fact, while the south of the 10 Evelyn condo site faces a high-rise condominium across Evelyn Road, on its own side of the road it is flanked on the other three sides by landed homes that are 2 to 3 storeys high. So the higher floor units will get quite an open outlook.
The site layout comprises 4 blocks, one at each corner, with only 3 units per floor for each block. These surround a central courtyard where the facilities are, including a lap pool and pool deck. A simple but efficient layout.
What is interesting is that, while the main entrance is via Evelyn Road, there is actually a tongue of land that runs out from the site (on the right in the site plan above and aerial view below), with a side-gate to Newton Road, in between some houses. This provides a quicker way of getting to the main road, within your own grounds.

10 EVELYN CONDO LOCATION
Location. The 10 Evelyn location is in the prime Newton / Novena area, 5 minutes drive from Orchard Road and 10 minutes from the Raffles Place / Marina Bay Business Districts. This is a location that should suit both owner-occupiers and investors.
- Nearest MRT Station. This location is around 7 to 8 minutes, or 520 metres walk to Newton MRT station on the North-South and the Downtown lines. This offers a wide range of places you can get to directly, such as Singapore Botanic Gardens and Chinatown, Orchard Road, Raffles Place, and Marina Bay.
Shopping, Banks, Supermarkets, Food. One of the attractive things about the 10 Evelyn location is how convenient it is to walk to a major shopping centre. By exiting via the side gate, crossing Newton Road, then taking a short cut via Surrey Road, you arrive at United Square within 5 minutes, a 350m walk. United Square provides a full suite of retail outlets, from a supermarket to child enrichment centres, to shops and salons, cafes and food centre, restaurants and fast food joints, it has it all.
If that is not enough, you could take a 530m walk of about 8 minutes to Velocity @ Novena, or Square 2, both quite good sized malls too.
Schools. This is a good place too for families with young boys. We have 3 brand name boys schools within a 1 km radius: St Joseph’s Institution Junior, Anglo-Chinese School (Barker Road), and Anglo-Chinese School Junior (Winstedt Road). For girls, we have the Singapore Chinese Girls’ School within a 2km radius.
For little ones, there is Etonhouse Pre-School (Newton) a couple of minutes walk up Newton Road.
- Accessibility. It is pretty easy to get onto the expressway network from this place. A 5 to 10 minute drive will take you to exits to the CTE (Central Expressway), and the PIE (Pan Island Expressway).
