AMBER SEA CONDOMINIUM
We present here a Review of the Amber Sea condo, a freehold residential project at 30 Amber Gardens, between the Joo Chiat / Katong and Marine Parade areas. It occupies a convenient spot in this part of Singapore’s East Coast, and is a nice mid-sized development. Amber Sea is being developed by one of the top local developers, Far East Organisation.
This review examines the location and attributes of Amber Sea, and credentials of its developer.

Hence the pictures and features of the project discussed here, are based on the design released by FEO then. There may be changes when it re-launches (tentatively 2024).
The Amber Sea condo is being built on the site formerly occupied by Amber Glades. This is two doors away from Amber Park that recently launched very successfully, selling over 105 of its 592 units just on its launch day alone.
The Amber Sea condominium will feature a single 19-storey residential block housing 132 units. While occupying a smaller land area than Amber Park, it is however larger than the other recent freehold launches like Nyon and One Meyer.
The unit types here range from one to 4 bedders, as well as a 5 bedroom penthouse, and a 5-bedroom ground floor duplex unit with private lift, and its own parking space.

Design and Architecture
The design for Amber Sea pays homage to the villas and bungalows that used to line the coasts off Katong and the Amber / Meyer Road areas.
The project is set in richly landscaped gardens interlaced with lush courtyards, terracotta brick walls, and terraced planters. These create layers of communal vs private spaces surrounded by delightful gardens and dense greenery.
At the same time, in the conceptualisation of its architecture and space, Far East has always been inspired by a quote from the poet Henry David Thoreau: “I had three chairs in my house; one for solitude, two for friendship, three for society.”
The events of 2020 and 2021 have further combined to bring a new meaning to this ethos. Of a home that facilitates a balance between solitude, company, and community, of individual living vs communal space.
This is manifested in design elements here, such as the unit balconies, or “Modern Verandas” that capture the kampung spirit of old. Cantilevering clear from the main building block, they stand out as an architectural expression.

Amber Sea Singapore . The Neighbourhood
The Amber Gardens, and Marine Parade Parade / Katong estate in which Amber Sea is nestled, is an established and prime residential neighbourhood. The area abounds in Peranakan cultural heritage and foods, that gives a distinctive feel and charm to the neighbourhood.
It is hardly surprising then, that this part of Singapore has a strong following, both from locals as well as expatriates. Aside from an engaging street life and food scene amidst rows of conserved shophouses, it enjoys other attractions.
There is East Coast park and beach within walking distance, accessible via underpasses cutting beneath the ECP. Unwind with an evening stroll along the beach, and perhaps grab a bite there. Enjoy the sea breezes at play, possibly even at home in Amber Sea itself.
There is the convenience for work and business – Amber Sea is less then 15 minutes drive from the CBD and Raffles Place, Marina Bay, Suntec City, and Changi Airport. You might even cycle home by the sea, along the park connector from Marina Bay.
On a more mundane level, the upcoming Tanjong Katong MRT station is within a 5 minute walk. And Katong Shopping Centre, Katong V, Village Hotel Katong, and Parkway Parade are all less than 10 minutes walk away. Incidentally, Parkway Parade is also where Parkway Parade MRT station will be.
Village Hotel Katong is nearby, a couple of streets away. But at Amber Sea the idea seems to be that you are perpetually on staycation anyway. 🙂
The Amber Sea condo is within 1 KM from Tanjong Katong Primary, and within a 2 KM radius of Tao Nan, Kong Hwa, CHIJ (Katong), and Ngee Ann Primary schools.
From a longer term investment perspective, the East Coast is undergoing further transformation and gentrification, together with rejuvenation of East Coast Park.

Amber Sea Site Plan
The Amber Sea condo site is an almost rectangular shaped parcel of land. It sits at the corner of Amber Road and Amber Gardens, at what was previously 30 and 32 Amber Gardens. There is a long frontage facing north-north-west along Amber Gardens lane.
High floor units at the south-west of the site may get sea views, courtesy of the low-rise Chinese Swimming Club. Beyond the club, across the ECP, is just East Coast Beach and the sea. And because it is quite a distance from the ECP expressway, you are spared the incessant hum of the traffic noise.
The rest of the site faces other residential developments. But it is not too hemmed in, being a corner site. There are some set-backs and buffer spaces in between, especially on the south-east. Units here have a pretty good view of the main pools and landscaping of The Sea View, a large development across Amber Road.

Far East Organization bought the Amber Sea site, the former Amber Glades, via a collective sale tender. They paid SGD$118.12 million for this 40,917 sq ft freehold land parcel, with potential GFA (Gross Floor Area) of 114,568 sq ft.
Hence inclusive of a SGD$4 million development charge, the land cost works out to $1,066 per sq ft per plot ratio (PSF PPR).
Given that Amber Park is selling at around SGD$2,500 PSF, with Meyer Mansion at about $2,6xx PSF, it is possible that Amber Sea prices at its VIP Preview could be around the same levels.
Far East Organisation understands the District 15 market well. It not only has developed a number of the surrounding condominiums such as Silversea, The Seawind, The Cape, and The Shore Residences, but even hospitality projects like Village Hotel Katong.

Amber Sea Location · Features

Location. The Amber Sea location is at Amber Gardens, in the heart of the Katong / Marine Parade neighbourhood. This area has long ranked as one of the most upmarket private residential estates in Singapore, with a rich cultural heritage. In terms of value, District 15 is not far behind the “top” districts of 9, 10 and 11, and has its share of “Good Class Bungalows” too.
In addition, the East Coast, particularly around Katong and Joo Chiat, has its own special appeal and character. Not surprisingly, it has a following from both expatriates and long time local residents.

Shops, Banks, Dining & Supermarkets. From the gate, it is 250 metres or 4 minutes walk to Katong Shopping Centre, and 650 metres or 9 minutes walk to Parkway Parade. A full range of shops, cafes, food joints and restaurants, banks and supermarkets can be found in Parkway Parade alone. Marine Parade town centre is one of the few places where one can find branches of practically all the major banks, in one spot.
And there are Katong V and I12 Katong malls, as well as plenty of street-side and hipster cafes, bistros, traditional hawker foods, more exotic fare, and a mish-mash of shops hugging the surrounding lanes and by-ways.

Nearest MRT Station. The Amber Sea location is about 400 metres or 6 minutes walk, to the future Tanjong Katong MRT station on the Thomson East Coast Line (TEL), that is slated to start running in 2023.
Or you can opt to walk in the other direction to Marine Parade station on the same line too. That would take a couple of minutes more. Say for instance, when taking the train home, you could stop at Parkway Parade to get some dinner and grab some groceries, before walking back.

Schools. The Amber Sea condo location has more than its fair share of popular schools. Such as Tanjong Katong Primary (within 1km), and Tao Nan, Ngee Ann, Kong Hwa, and CHIJ Katong Primary schools (within 2km).
Other academic institutions nearby include Chatsworth International School (East Campus), Chung Cheng High School, the Canadian International School (Tanjong Katong Campus).

Accessibility. This place enjoys quick access island-wide via East Coast Parkway (ECP), that joins within 5 minutes to the KPE (Kallang Paya Lebar Expressway) and the Marina Coastal Expressway (MCE).
On entering the MCE, it takes another 5 minutes or so to get to the Central Business and Financial districts of Raffles Place and Marina Bay, and to Suntec City. In the other direction, straight down the ECP, it is 15 minutes to Changi International Airport.
Its proximity to the city centre and airport is one reason for its lasting appeal to investors and owner occupiers.
