The Forett condo is a new freehold residential project along Toh Tuck Road within the Upper Bukit Timah area. This is part of the RCR (Rest of Central Region) zone of Singapore.
Bukit Timah is a largely private residential estate, comprising a mix of landed homes and low to mid-rise condominiums. The low-rise character, set against the backdrop of the nature reserves and greenery of Bukit Timah Hill nearby, gives an attractive laid back feel to the neighbourhood.
Unlike most landed housing enclaves however, this one is fairly convenient where amenities are concerned. The nearest entrance of Beauty World station on the Downtown MRT line is roughly 10 minutes walk from Forett @ Bukit Timah.
Around Beauty World are also clustered a number of old shophouses and shopping centres, that are prime candidates for rejuvenation. As well as a market, coffee shops, and an assortment of cafes and shops.
The Forett at Bukit Timah is being built on the land of the former freehold Goodluck Garden, that was sold collectively to the Qingjian Group of Companies.
According to Ian Loh, head of investment & capital markets at Knight Frank, the sale presented a “… rare opportunity to acquire one of the largest freehold, residential redevelopment sites within walking distance of an MRT station.”
The land parcel is slightly elevated, with a frontage of approximately 300 metres onto Toh Tuck Road. The wide expanse of grounds allows for more creative design and landscaping.
In the immediate vicinity, there are in fact two other condominium launches for sale currently as well, View at Kismis and Daintree Residence. But while similar in size, both of these are on 99-year leasehold tenures.

Why the Name “Forett at Bukit Timah”
‘Le Foret’ is French for forest.
As this development is close to Bukit Timah Nature Reserve, there was a natural leaning toward a name that chimes with its greenery and geography.
Hence the forest imagery, that has inspired the design of this place.
But with typical Singaporean practicality, the name was modified to make it easier to pronounce. And an extra ‘t’ was added, so that the ‘tt’ at the end would be a nod to Toh Tuck.
Finally, the full name ‘Forett At Bukit Timah’, tips its hat to the lush greenery nearby, and to its neighbourhood.

About the Forett Singapore Neighbourhood
Besides the not-commonly-available freehold tenure for such a land size near an MRT station, there were other factors that could have led to strong bidding by developers for this site.
One is its location. The part of upper Bukit Timah where the Forett condo is situated, though not in the top tier, still ranks as a pretty desirable residential estate.
Looking at it in context, this is really a convenient site, not too far from the city centre. It is five to ten minutes drive from the Jurong Lake District, and 25 minutes ride from the Central Business District.
In addition, Toh Tuck Road / Beauty World are just opposite the upscale Bukit Timah Road area, with its much higher price tags and its line-up of quality schools.
Over there we are faced with pricing in the $1,9xx to $2,3xx PSF range for places like the 99 year leasehold Mayfair Modern and Fourth Avenue Residences. Or around $2,7xx PSF for the freehold RoyalGreen a couple of stations down.
The freehold Forett condo is unlikely to be priced anywhere near this. So by being prepared to go across Clementi Road, buyers could potentially save themselves a bundle.
Another factor could be the site’s proximity to centres of growth, such as at Tengah and Jurong, based on the URA Master Plan. There are also development plans for the Beauty World area itself. Starting with a land parcel for a integrated hub development in URA’s upcoming 2020 first half GLS Programme.

Highlights of the Site
With its almost old town ambience, this neighbourhood could appeal to some groups of buyers. Like expatriates and millenials.
Forett @ Bukit Timah is also within easy travel of several well-known educational institutions and international schools, down Bukit Timah Road and the Downtown MRT line.
With its elevated site, higher floor units could get quite wide views around. Some might even be able to view bits of the Bukit Timah Nature Hill and Reserve. This reserve is one of the very few of our patches of primary rainforest, and is part of Singapore’s Central Water Catchment area.
If your preference is for a freehold site within walking distance of an MRT station, and in a low-rise neighbourhood within a landed estate, then this Forett condo at Bukit Timah could suit you. Especially if you like a place with more character and greenery.

Forett @ Bukit Timah Site Plan
The Forett condo site is a good mid-size, spanning over 360,000 sq ft. It is an irregular shaped land parcel, that is conducive to an organic free-flowing site layout.
The longest boundary, about 300 metres of it, fronts south and south-east onto Toh Tuck Road. Across that are 5-storey high projects like The Creek @ Bukit, Nottinghill Suites, and Beverly.
Behind, to the north and north-west of the Forett @ Bt Timah site, is the mid-rise 8-storey high Signature Park. That might help to partly shield any of the Forett condo units facing westwards, from the afternoon sun.
While to the north-east are some low-rise, mainly 2-storey high landed houses. Incidentally it is also in this direction that the Hindhede Nature Park & Bukit Timah Nature Reserve are located.
Hence this project is basically backed against other low to mid-rise residential developments, and fronting onto the two-lane Toh Tuck Road. Which makes for a relatively peaceful and calm environment within, away from crowds or heavy traffic.

FORETT SINGAPORE PRICE BACKGROUND
Qingjian paid SGD$610 million for the Forett condo site on 7 March 2018, from the collective en bloc sale of Goodluck Garden.
With a site area of 33,457.2 square metres (about 360,130 sq ft) and allowable plot ratio of 1.4 for this low-rise neighbourhood, potential GFA (Gross Floor Area) comes to 46,840.08 square metres.
The purchase price thus equates to a land cost of roughly SGD$1,210 per square foot per plot ratio (PSF PPR). Due to its high development baseline, no Development Charge is payable.
After adding in development costs, inclusive of construction, financing, fees, overheads, and marketing, the breakeven to Qingjian could amount to perhaps $1,7xx per square foot.
The eventual selling price would depend on the margin that the developer decides.
However, both Daintree Residence and View at Kismis, the recent 99 year launches in the neighbourhood, are selling at about $1,6xx to $1,7xx PSF. Since freehold property typically commands a premium of around 20%, Forett @ Bukit Timah could still be competitive at a comfortable margin.

Location. The Forett condo location is in a fairly well established residential neighbourhood off upper Bukit Timah, on the site of the former Goodluck Garden. This is a low-rise private housing estate across from the western end of the upmarket Bukit Timah area.

Nearest MRT Station. The closest entrance of the Beauty World MRT station is about 750 metres, or 10 minutes walk to the Forett condo location. This station on the Downline MRT Line goes down Bukit Timah Road, to Newton, Bugis, Bayfront, Chinatown, Fort Canning, and so on to Changi.
From Beauty World station and by changing trains at Newton, it takes about 20 minutes to get to Orchard Station. While to Bayfront / Marina Bay, it should take less than 25 minutes.

Shopping, Eateries, Supermarkets, Banks. A 5 minute walk down Toh Tuck Road takes residents to Jalan Jurong Kechil. Along this stretch on the way out to Beauty World station and Upper Bukit Timah Road, there are a couple of rows of shophouses fronting the road. These house cafes, F&B outlets, ice-cream joints, salons and spas, clinics, and car accessory shops.
And next to the station’s Exit C, is the Bukit Timah Market and Food Centre with over 80 hawker stalls, some of which are mentioned in food blogs.
There are some old shopping centres close by too. Within a 15 minute walk radius, one can find the Beauty World Centre and Bukit Timah Shopping Centre across from the MRT station, or Bukit Timah Plaza on the side nearer Clementi Road.
These offer a comprehensive range of shops and services, from cafes and fast food outlets to banks and clinics, supermarkets, salons, electronics and so on.

Schools & Educational Institutes. The Forett @ Bukit Timah location is within 1 km of two primary schools. Within walking distance to them actually. Roughly 6 minutes walk to Bukit Timah Primary, and less than 15 minutes to Pei Hwa Presbyterian Primary. The site is within a 2 km radius of Methodist Girl’s School as well, one train stop down.
The MRT line here also makes for easy access to the many well-established schools and educational institutes along Bukit Timah Road. Like Nanyang Girls’ High, Raffles Girls’ School, Hwa Chong Institution and High, the National Junior College, Singapore Chinese Girls, and Anglo-Chinese School (Barker Road).
Bukit Timah is also home to several international schools and institutes of higher learning. Names that come to mind include the Hollandse School, Singapore Korean International School, Chatsworth International (Bukit Timah Campus), Swiss School in Singapore, Ngee Ann Polytechnic, and NUS (Bukit Timah campus).
- Lifestyle Amenities. The Forett location should appeal to nature and outdoor lovers. It is in the vicinity of at least three nature parks: the Rifle Range Nature Park, Hindhede Nature Park and Bukit Timah Nature Reserve. These offer walking, hiking, and biking trails, or simply a patch of greenery for the less energetic.
- Accessibility. A 5 minute drive will take residents to the Pan Island Expressway exits, both eastwards to Changi, or westwards to Tuas. Via the expressways, from the Forett condo location to Changi Airport for instance, is a 25 minute drive. And about 25 minutes to Raffles Place / Marina Bay.
