Here we review the Ki Residences @ Brookvale. Ki Residence is a new 999 year leasehold condominium at Brookvale Drive off Sunset Way, in the Clementi neighbourhood.
It sits on the long sprawling site of former Brookvale Park. This lies within a quiet, leafy enclave designated for private residential developments and two-storey bungalows.
Ki Residences has its attributes, but also its drawbacks, mainly to do with convenience, or rather the lack of it.
If you are looking for a fairly central, yet lush, green and peaceful location, and don’t need to be able to walk to an MRT station, then this place could be for you.
Especially if you are going to be working from home a good deal in the future, post-COVID. Perhaps without the necessity to commute on a daily basis, and so would love a sanctuary-like place, far from the “madding crowd”.
Homes on this secluded site will also enjoy unobstructed views over the neighbouring greenery and landed housing estate.

The KI Residences Location & Neighbourhood
The site is a short drive to Holland Village, and the Orchard Road area. Clementi is notable for its proximity to several centres of higher learning, research and medical hubs, and science parks as well. It is also just around the corner from the upcoming transformation of the Beauty World area, that will add more amenities and vibrancy to the neighbourhood.
Among the first developments there will be the Bukit Timah Community Building and Integrated Transport Hub, a new one-stop integrated facility with a Community Club, redeveloped market, and hawker centre.
But as the Ki Residences site is set deep inside a private, mainly landed housing estate, it is not convenient to amenities. There are neighbourhood shops near the main road on the way in, and Sunset Way is something of a foodie’s haunt.
Access to public transport is another matter. You need to make your way out to Clementi Road, or take the shuttle bus. (Yes, there is one.)
So Ki Residences will likely suit more those with their own transport, or who are happy to forego quick access for a quiet & secluded living environment. Particularly as convenience & seclusion seldom come hand in hand, and all the more if budget is a constraint.
Residents of the former Brookvale Park appear to be in that category. Many of them lived here for over 35 years before the site was sold for redevelopment.

About the KI Residences Development
Its unusual setting provides the developer an opportunity to create a unique development here.
Hoi Hup Sunway intends to leverage on the green and natural environment to offer something special. One with a design concept that takes its cue from its backdrop to act as a calm respite from the stresses of city life.
Ki Residences will house 660 apartments within ten 12-storey high blocks. It is geared towards couples, and young and multi-generational families. The immediate milieu, and surrounding context of numerous educational, business and research hubs, are certainly eminently suited for that.
The developer will be taking steps to improve the accessibility of the neighbourhood somewhat. Hoi Hup Sunway is undertaking an extension of the existing Sunset Way road, that skirts the Ki condo site through the forested area on its east, out to Clementi Road.
This road will provide residents an alternative, more direct access to the bus stops at Clementi Road. Possibly within about 10 to 12 minutes on foot.

The unit sizes here are slightly bigger than the norm these days. The smallest 2 bedroom + 1 bathroom units start at 700 sq ft, compared to around 592 to 614 sq ft elsewhere for such units. This translates into more spacious rooms.
The designs for this project have some nice features too. For one thing, the developer appears to have listened to buyers’ complaints about lack of storage. So every unit, down to the smallest 2 bedder, comes with a storage closet.
While it’s not a very big one, it has nifty features like shelving hung on its door to organise your household cleaning supplies for instance. Some thought has also gone into maximising the DB (Distribution Box) area for extra storage.
Ki Residences Site Plan
Ki Residence Singapore is a low to mid-rise condominium development set within a private residential estate inside Sunset Way. It occupies a rather elongated, irregular-shaped sprawling site, stretching from the north-west to the south-east.
To its north-east is the greenery of Maju camp. And to its south-west is a low-rise landed housing enclave, comprising mainly 2-storey high bungalows.
Hence higher floor units on either side should get unblocked views, good wind flows, and natural light.

The thin and long, 385 metres long frontage, of the site offers certain advantages. All the blocks can be laid out in one line, so they don’t overlap each other. Which offers privacy as they don’t overlook each other.
It also means all the units get views, either the greenery view to the north, or the landed housing view to the south. As they are all generally aligned in a north-south orientation, there is minimal afternoon sun exposure, while harnessing the best of the seasonal winds.

- Several majestic trees were identified for conservation by the Landscape Architect.
- One of them sits in the central landscape area, drawing inspiration from the Japanese Enso circle. From this has been conceptualised a spiralling clubhouse, encircling this tree, an important remnant of the rich greenery of the site.
- Ample outdoor seating areas are provided around & overlooking the tree as chill-out spaces.
- Within the clubhouse, two flexible function rooms can be combined to hold a large function, with outdoor overspill spaces.
- 5m high double value ceiling spaces for the function rooms give them a grand lobby feel.
- The cantilevered Gym is a main architectural feature, with full glass façade which overlooks the main landscaping and pool area.
- The materials and palette of the architecture consists of a timber look texture, complemented by a textured grey colour.

KI RESIDENCE PRICE BACKGROUND
The Ki Residence site was formerly that of Brookvale Park. Which was sold collectively in an en bloc deal to Hoi Hup Sunway for SGD$530 million, on 15 February 2018.
On top of that, a development charge of around SGD$26 million was payable, which adds up to a total cost of $556 million.
Under the 2019 URA Master Plan, this 373,008 sq ft land parcel is zoned for residential development and has a gross plot ratio of 1.6. It may be redeveloped up to a maximum total floor area of 656,494 sq ft, inclusive of the 10 per cent bonus balcony allowance.
Hence the total amount paid for the site works out to a land rate of roughly $932 PSF PPR (per sq ft per plot ratio). After factoring in the development, financing, and construction, the break even level might be around $1,500 PSF.
We could therefore be looking at a selling price of anywhere between $1,6xx to $1,8xx PSF. Which would be quite competitive, given that the freehold Forett nearby sold fairly well at its recent launch, at an average of $1,950 PSF.
(Freehold and 999 year leasehold prices are usually about 20% to 25% higher than 99-year leasehold prices.)
About the Developer
Ki Residences Singapore is being developed by Hoi Hup Sunway, a joint venture between Hoi Hup Realty and Sunway Developments Pte Ltd.
Both are well established and reputable developers with collectively, decades of experience on the local real estate scene.
Among their various collaborative efforts together in Singapore, are projects such as Vacanza @ East, Miltonia Residences, Sea Esta, and The Peak @ Toa Payoh. They also built City View @ Boon Kheng, that made the news recently for achieving million dollar prices on the HDB resale market.

Location. The Ki Residence location is along Brookvale Drive in the Sunset Way estate off Clementi Road. This is a private low-rise residential enclave that is just across from the junction of Clementi Road with Holland Road.
In fact it has something of the feel and ambience of the Holland Road / Upper Bukit Timah neighbourhood as well.

F&B, Supermarkets, Shops, Banks, MRT station. The Ki Residences location enjoys a high level of seclusion and privacy. Far from the crowds and buzz and noise. Which also means it is not within close proximity to major shopping malls or transport nodes.
Of course on the way in via Sunset Way, there are some neighbourhood shops at the ground level of the HDB blocks. Housing some bakeries, cafes, clinics, and hair salons. A large part of it has evolved into a sort of food haven. And there is even a small neighbourhood mall, Clementi Arcade.
But other than that, you would need to make your way out to Holland Village or Clementi Town Center, or Bukit Timah Plaza up the road for more heavy-duty shopping.

Schools & Academic Institutions. This must be one of the strengths of the Ki Residences location. It is right in the midst of the education belt here, that starts from the schools of Bukit Timah, and Ngee Polytechnic at the north end of Clementi Road.
Down south to campuses like University Town and the National University of Singapore at Kent Ridge, the Singapore Polytechnic campus, the United World College of South-East Asia. And several other noteworthy educational institutions, from pre-schools to tertiary institutions.

Nature Parks & Recreation. The Ki Residence location is somewhere midpoint between two major nature parks. The Bukit Timah Nature Reserve is within 5 minutes drive north, and the Southern Ridges Green Belt is about 10 minutes drive south of the site.

Accessibility. It might lack an MRT station within walking distance, but in terms of driving time and distance, Ki Residences scores quite well. It is not too far from Orchard Road and the CBD, which is why Clementi is one of pricier HDB estates.
Driving north on Clementi Road, you can get onto the PIE (Pan-Island Expressway) in about 5 to 6 minutes. While southwards, it takes less than 10 minutes to get onto the AYE (Ayer-Rajah Expressway). Both lead quickly to the rest of the expressway network criss-crossing the island.
