Lentor Mansion Condo . Highlights
Another attraction of Lentor Mansion is the sheer profusion of greenery and parks around. Lentor Estate’s masterplan, envisioned by the Urban Redevelopment Authority (URA), places a premium on green spaces and safe pedestrian and cyclist access.
With 157 hectares of nature reserves, parks, and reservoirs in the vicinity, residents have ample opportunities to explore and connect with nature. The Lower Seletar Reservoir and Park to the north, as well as Thomson Nature Park and Lower Peirce Reservoir and Park to the east, offer an abundance of outdoor recreational activities for all.
In fact, Lentor Mansion itself is currently separated from the Central Water Catchment area to its south-west by just low-rise housing. So higher floor south and south-west facing units should be able to get panoramic unblocked views all the way to the reservoir and lush reserves. Imagine waking up every morning to the sight of nature’s beauty, and coming home to a serene oasis that offers respite from the hustle and bustle of city life.
There is a triangular patch of empty land to its immediate south-west, also zoned for residential development. However URA has assigned this only a 1.4 plot ratio, which is used for low-rises.

Design & Concept for Lentor Mansion Residences
The design approach for this project takes its cue from the surrounding landscape and nature. It also takes into consideration its own site attributes, the future Hillock Park and green fingers on two sides, and the fact of the adjacent developments being mainly low-rise landed homes.
This led to the architectural strategy of creating a nature-centric design that connects seamlessly to the surrounding greenery. In so doing, it also seeks to enrich the environment of Lentor Hills Estate.
The theme is evident upon first entry into the site. The entranceway is inspired by the colonial heritage black-and-white bungalows, adapted to cater remarkably well to Singapore’s climate.
This theme is carried through into the clubhouse. The clubhouse is elevated on columns, creating an open ground level, and the stately entrance drop-off. The expansive verandah on the upper level, like for colonial bungalows, allows for spillover spaces adjacent to function rooms.
As for the residential blocks, these comprise three 16-storey high towers, and another three 8-storey high ones. Their facades, in keeping with its colonial theme, adopts a majority wall-window design.
This makes for a nice break away from the ubiquitous curtain wall designs so prevalent these days. It also allows for cross-ventilation and natural light, whilst keeping indoor temperatures cool.
The high towers each come with a mid-level sky terrace. These are lushly planted with seating spaces, allowing residents to enjoy sky picnics while overlooking surrounding parks.

Lentor Mansion Condo Site Plan
The project site is one of five plots around Hillock Park, that is beside Lentor Modern mall and MRT station. It is an irregular longish-shaped land parcel, that occupies the ground to the south of the park.
This site has a couple of nice features. One is its fairly open outlook. It fronts Hillock Park on its north, and fingers of the park on its north-east and north-west sides. Hence units facing north will either enjoy the greenery of the park, or get the green buffer between sites.
As mandated by URA, these green buffer fingers will be well planted. They will help extend the surrounding greenery, making for a lush and verdant neighbourhood.
The south-south-west and south-east of the site are bounded by Lentor Gardens, and Lentor Hills Road respectively. Both are estate roads, so there won’t be heavy traffic.
Across that is land zoned for low-rise housing. These include the existing landed estates of Mun Wah Gardens, Teachers Estate, and Sembawang Hills. They stretch all the way to Thomson Road, and the Central Water Catchment Area of Singapore.
Hence higher-floor units facing this way, to the south / south-west will likely have the best views. They could get panoramic vistas of the waters and lush greenery of Peirce Reservoir and Park, Thomson Nature Park, and the SICC Golf Course.

Incidentally, for those who don’t mind a 25-minute walk, Lower Peirce Reservoir Park is actually reachable by foot. Cyclists would get there in less than 10 minutes. Makes for a healthy family weekend outing.

The Urban Redevelopment Authority (URA) awarded the tender for this site to a joint venture of GuocoLand and Hong Leong Holdings’ Intrepid Investments, on 13 April 2023.
They had submitted the sole bid of SGD$486,800,222 for the 235,373 square feet site with 2.1 plot ratio. So it works out to a land rate of $985 per square foot per plot ratio (PSF PPR).
This is a bit less than the land rates of $1,060 to $1,204 PSF for previous parcels in the neighbourhood. But it must be remembered that Lentor Mansion is the first site here to fall under URA’s new floor area harmonisation rules.
As the rules will lead to a reduction in total saleable floor area, it is expected to push up developers’ breakeven costs.
Hence Steven Tan, OrangeTee & Tie CEO, believes that units here could launch around the $1,950 to $2,050 PSF range. This is not far off from the initial launch prices of Hillock Green and Lentor Hills Residences next door.
About the Developer
Lentor Mansion is being developed by a joint venture of two of Singapore’s heavyweight property developers.
Intrepid Investments (a subsidiary of Hong Leong Holdings), teamed up with sister company GuocoLand for this collaboration. They submitted a bid of SGD$486,800,222 to acquire this URA land sale site.
In fact, both players are heavily invested in this neighbourhood. Of the six land parcels sold by URA in this new estate so far, GuocoLand and/or Hong Leong through its subsidiaries, are involved in five. These five include Lentor Modern and its mall, Lentor Hills Residences next door, and Lentoria across the road.

Lentor Mansion Condo Location · Features

Location. The Lentor Mansion location is at the corner of Lentor Gardens and Lentor Hills Road, close to Thomson Road. This is a mainly low to mid-rise private housing enclave, comprising condominiums, and long established landed estates. The low density of the area, and general air of “greenness”, makes for a pleasant feel to the neighbourhood.
Lentor Gardens, and Lentor Hills Road, are actually part of a brand new residential estate, under URA’s masterplan. To be called Lentor Hills Estate, it is being built on what was previously forested land between the landed houses of Teachers’ Estate and Lentor Estate. It will incorporate new roads and a mall, and retain part of the original forest, at Hillock Park.

Nearest MRT Station. Lentor Mansion is 5 minutes walk up Lentor Hills Road from Lentor station on the Thomson-East Coast Line (TEL). As of end 2022, the TEL became operational as far as Gardens by the Bay. The rest of it will become fully operational to East Coast and Bedok by 2025.
Residents will have the benefit of sheltered linkway to Lentor Modern mall and plaza, that leads to Lentor station.
As GuocoLand says, this allows residents ”…convenient and immediate access to the Thomson-East Coast Line which takes people to Bukit Timah, Botanic Gardens, Orchard Road, Marina Bay all the way to East Coast.”
Going the other way, Lentor is three MRT stops from the Woodlands Regional Centre. Over there, URA has allocated 100 hectares of land for development into a commercial hub for research, innovation, and learning.
The TEL joins other MRT lines as well – like the East-West, Downtown, North-East, Circle, and North-South lines. It eases travel for residents, especially if they don’t need to change trains more than once.

Shops, Lifestyle, F&B, Supermarkets, Banks. The upcoming Lentor Modern Mall is all set to serve residents of Lentor estate as its shopping and F&B hub. This mall, part of the Lentor Modern mixed development, is 5 minutes walk from Lentor Mansion’s location. It occupies over 96,000 square feet of retail space, and is directly linked to Lentor MRT station.
It will provide residents with a 10,000 square feet childcare facility, a good sized 12,000 square feet supermarket, and over 50 F&B outlets, shops, and lifestyle services. Lentor Modern is targeting to complete before mid 2028, so it will likely be ready before Lentor Mansion’s completion.
In addition, there are HDB neighbourhood shops and wet market within 10 minutes walk, at Ang Mo Kio Avenue 4.
A good alternative that is easy to get to, is Thomson Plaza. This shopping centre enjoys sheltered access to Upper Thomson MRT station, 3 stops down the TEL. Another option is to take the train directly to Orchard Road, a 20 minute ride down. So that’s fairly convenient too.

Schools / Academic Institutions. Anderson Primary School is within a 1KM radius of the Lentor Mansion location. While as for CHIJ St Nicholas Girls’ School, some units here are possibly within 1 KM as well.
Other schools along the TEL MRT line are also within easy reach too. One of them is Ai Tong School, two train stops down, but not within 1 KM. Other well known schools in this part of Singapore include Presbyterian High School, Raffles Institution, Raffles Girls’ School, Anderson Serangoon Junior College, and the Nanyang Polytechnic.

Parks, Nature, Recreation, Sports Venues. The Lentor Mansion location is one of five plots ringing Hillock Park, with green fingers separating them. This provides residents their own patch of greenery to their north, as well as green buffers on two other sides. Hillock Park links to Linear Park as well, which is part of the island-wide park connector network.
But perhaps of greater attraction to potential residents, is the proximity to the Central Water Catchment area. This site lies between, and close to Lower Seletar Park and Reservoir to its north, and Lower Peirce Park and Reservoir, as well as the 50-hectare Thomson Nature Park, to its west. The sheer abundance of surrounding nature parks, reserves, and reservoirs leads to a fresher, greener, and cooler environment.
For sports enthusiasts, there is Yio Chu Kang Stadium & Sports Complex, within 2KM, at Ang Mo Kio Avenue 5.

Accessibility / Connectivity. This location is fairly easily accessible from the islandwide expressway network, and major arterial roads. It is about seven minutes drive from both the SLE (Seletar Expressway) via Lentor Avenue, and CTE (Central Expressway) via Yio Chu Kang Road.
Besides that, the upcoming NSC (North-South Corridor) expressway slated for completion in 2029, will be even nearer, about three minutes drive away. Currently, driving time off-peak to Raffles Place CBD and Marina Bay is about 25 minutes via the CTE. It should take slightly less time once the NSC is operational.
It doesn’t take long to get to Changi Airport either; about 20 minutes drive, via the Seletar and Tampines expressways.
