MAYFAIR MODERN CONDOMINIUM
This is the launch of the upcoming Mayfair Modern condo at the corner of Rifle Range Road and Dunearn Road in Bukit Timah. Together with the new Mayfair Gardens, it will replace the former Mayfair Gardens that was sold collectively enbloc to Citrine Property, a unit of Oxley Holdings, in November 2017.
After getting this biggish piece of land, Oxley split it up into two sites. One is being re-built into a brand new Mayfair Gardens condo, while the other will become this project, Mayfair Modern. As their names imply, while both take their design inspiration from Mayfair in London, they will have different themes. This one will be a more contemporary style, with cleaner lines.
Because the Mayfair Modern site fronts Dunearn Road, it can build up to 8 storeys, compared to 5 storeys for Mayfair Gardens. Hence the higher floor units here will overlook Mayfair Gardens to views of the Bukit Timah Nature Reserve and Rifle Range landed estate.
Mayfair Modern . Location Features
The location of this project is attractive. This is in the Bukit Timah area, that has been one of the most exclusive and expensive pockets of real estate in Singapore since colonial days. The name itself evokes images of a prime private residential district, with a liberal sprinkling of brand name schools, educational institutes, and international schools.
Besides its exclusivity factor, the Mayfair Modern condo enjoys most of the conveniences that home owners look for.
Transport-wise, it is within 320m or 4 to 5 minutes walk from the nearest MRT station, the King Albert Park station. Though Bukit Timah residents do tend to own cars, this makes it easier for family members who don’t drive, such as school-going children, to move about without the need to be ferried around.
At the same time, Mayfair Modern condo is 350m or a 5 minute walk, from Bukit Timah Plaza. This has been the go-to place for the shopping needs of the Bukit Timah community for years, and is a familiar icon here. It has a complete range of retail outlets, from supermarket to shops, clinics, salons, banking facilities, restaurants, cafes, fast food joints, and a food court.
Across the main road via a bridge we have the Methodist Girls’ School, well within 1 km, both the primary and secondary sections. This is within walking distance, taking around 10 minutes walking time.
Mayfair Modern Singapore . Nature Parks
As an added attraction, the Mayfair Modern condo sits on the edge of one of the largest tracts of nature reserves in Singapore, the Bukit Timah Park and Nature Reserve. If you take a 10 to 15 minute stroll further into Rifle Range Road, you will find the new 67-hectare Rifle Range Nature Park, that acts as a southern buffer park for the Bukit Timah Nature Reserve. It should complete by 2020, and offers a calming antidote to the stresses of work and modern city living.

MAYFAIR MODERN SITE PLAN
Mayfair Modern Singapore is the 2nd phase of the Mayfair Collection, that occupies one of the largest parcels of land to be found around here. Together with Mayfair Gardens, the 2 sites span over 200,000 sq ft and is zoned for 1.4 plot ratio, the same density as for landed housing.
This is a low density site, which does tend to engender a more relaxed ambience and feeling of spaciousness.
The development will be 8 storeys tall, so there will be plenty of ground for communal facilities and lush landscaping. With 171 homes here, the Mayfair Modern site should appeal to potential owners who want a less crowded and more friendly place with a sense of community.
The Rail Corridor (the previous railway track land) that runs past Mayfair Modern on the other side of Rifle Range Road, is now a corridor of biodiversity and greenery, heritage structures and culture, as well as for recreation.

Oxley Holdings bought the 208,477 sq ft former Mayfair Gardens site for SGD$311 million in November 2017. This development previously comprised six residential low-rise blocks.
The sale price, together with an additional premium of about SGD$52 million to top up the lease to 99 years, translates to land cost of $1,244 PSF PPR (per square foot per plot ratio).
The break even cost to Oxley, after taking into consideration the construction, overheads, development, financing and related costs, could be around $1,780 PSF, computed against the permissible maximum gross floor area of 291,868 sq ft.
This is advantageous to Oxley Holdings, as it enables Mayfair Modern prices to be set lower than for the nearest competitor site at Fourth Avenue of a similar nature.
The Fourth Avenue site was from a Government Land Sale (GLS) tender that Allgreen won at $1,540 PSF PPR for the land. After including development costs, the break even for that site would be about $2,070 PSF, a fair bit higher than the $1,780 cost of the Mayfair Modern site.
It is likely then, that the Mayfair Modern price ranges will be comparatively lower.
MAYFAIR MODERN CONDO · DEVELOPER
The Mayfair Modern condo is being developed by Oxley Holdings. Oxley has emerged as one of Singapore’s most prolific real estate developers, with a market capitalisation of around SGD$2 billion by early 2018. THE MAYFAIR MODERN LOCATION
Location. The Mayfair Modern condo location at the corner of Dunearn Road and Rifle Range Road, is in one of the most established and prime residential districts in Singapore, the Bukit Timah area. This neighbourhood is a purely private residential area comprising a mix of condominiums along the main road, and landed housing estates behind them.
- MRT Station. The Mayfair Modern location is a 4 to 5 minute or 320 metre walk to exit B of King Albert Park station on the Downtown MRT Line. This line passes the Singapore Botanic Gardens and Newton area, Bugis, and Bayfront at Marina Bay.
Shops, Supermarkets, F&B, Banks. One of the attractions of the Mayfair Modern location is how handy it is to a major shopping centre. Often, upmarket residential estates are sited far from shopping areas as part of their exclusivity. But here, we are a 5 minute walk from Bukit Timah Plaza. This mall provides a full range of shops and services, F&B outlets ranging from fast food to restaurants, and a Fairprice Finest supermarket.
In addition, we have King Albert Park often referred to as KAP, across the road 270 metres or 4 minutes walk away, that houses several shops and restaurants.
Schools & Educational Institutes. The other thing that Bukit Timah is known for is its list of branded schools that read like a who’s who. Lining the length of Bukit Timah and Dunearn roads are schools like Raffles Girls’ Primary, Nanyang Girls’ High, National Junior College, Hwa Chong International, Hwa Chong Institution, the Singapore Chinese Girls School, and Anglo-Chinese School (Barker Road). These are directly accessible from the Mayfair Modern condo location via the Downtown MRT Line.
In addition, both Methodist Girls’ Primary and Secondary schools, and Pei Hwa Presbyterian Primary School are within 1 km too.
Nature Reserves and Parks. Mayfair Modern sits at the edge of the biggest nature reserve in Singapore, that forms part of the Central Water Catchment area. The Rifle Range Nature Park, 10 to 15 minutes walk deeper into Rifle Range Road, acts as a southern buffer park to the Bukit Timah Nature Reserve.
The Nature Park is a complementary forest habitat for biodiversity from the nature reserve. It will be provided with a Sky Garden, and an elevated walkway, where you can experience the canopy of a regenerating secondary forest.
A former quarry is being transformed into a freshwater habitat where visitors can view marsh birds from a look-out point. There will be hiking trails provided too, with heritage highlights along the way.
