Mountbatten Residence will be a high-rise condominium in an exclusively private residential enclave. On its two sides is a row of similar residential high-rises, while facing north across Meyer Road is a sprawling low-rise landed estate that affords unblocked views over them for quite a distance.
On its south, it overlooks East Coast Parkway to the beach and sea. High floor south facing residents will get views all the way to the horizon, over the sea and to Kallang Basin and Gardens by the Bay. While residents on lower floors will either face the landed houses north across Meyer Road, or south to the East Coast Parkway. There are not a lot of condominiums in Singapore that give residents this level of privacy and luxury of wide open views.

The other advantage that Mountbatten Residences Singapore enjoys is its decent land size. There are few new freehold projects on a parcel of land large enough to accommodate a full suite of facilities and over 200 homes. Most new freehold projects tend to number less than 100 units. So there is some pent-up demand for this development type, including from neighbouring residents looking to invest in the estate, possibly as homes for their grown-up children.
Mountbatten Residence Singapore will cater to that demand. Besides being set in the desirable Meyer Road area, it is within 7 minutes walk to the future Katong Park MRT station. It is on freehold land, a diminishing commodity that is universally preferred over 99 year leasehold property, and hence commands a 20% to 30% premium.

Mountbatten Residences Singapore . East Coast Condo
The East Coast area, including Meyer Road, has long been one of the most highly regarded and prized pieces of real estate in Singapore. There are several reasons for this. One is its history. Even from early colonial days, the town planning was such that the East Coast was where the affluent had seaside homes, really beside the sea before the days of reclamation. In some ways, East Coast was considered more prime than the Bukit Timah area.
Supporting its history as one of our most affluent suburbs, is its proximity and accessibility to the CBD and downtown core. Meyer Road, and hence Mountbatten Residences, occupies a city fringe location that is 10 minutes drive to the Marina Bay and Raffles Place business and financial centres. At the same time, it is within easy reach of Changi Airport, directly connected by an expressway.
But those are the tangibles. What really makes the locale stand out are its intangibles. The East Coast beach and park that stretches from one end of District 15 to the other. The sea breezes and open views that are little found elsewhere.
And above and beyond that is the distinct charm of the East Coast. This part of Singapore has escaped the re-building and HDB estates that have obliterated much of the past in other parts of the island. It still retains its older housing enclaves and architecture, especially the conserved Peranakan-influenced shophouses that line its roads and contribute in no small way to the familiar street scape and sense of community.
The only major disadvantage here is the traffic noise from the ECP (East Coast Parkway) on the south frontage of the Mountbatten Residences condo. However this applies to all condominiums fronting the ECP, and it does not seem to have deterred people from paying a premium to buy and stay in them. Residents who have gotten used to the ECP seem to think that the location, views and privacy they get in exchange more than make up for the noise.

Mountbatten Residence Singapore is a high-rise condominium set within the exclusive private residential enclave of Meyer Road. It occupies a rectangular parcel of land that is slightly tilted in a north-easterly / south-westerly direction.
The site is flanked on both its east and west by similar high-rise condominium towers. Its main entrance is along Meyer Road, on the north side of Mountbatten Residences. Across this road is the expanse of the low-rise Mountbatten landed housing estate. While the south of the site fronts the East Coast Parkway (ECP) expressway, beyond which lies the East Coast Park and beach and lagoons.
Residents of higher floor units facing southwards will get open unblocked views of the sea and the Marina Bay and city skyline. North-facing units will also enjoy unobstructed views, but over the low-rise housing estate. You can expect plenty of natural light, and fresh sea breezes.

MOUNTBATTEN RESIDENCE PRICE BACKGROUND
The land for the development of Mountbatten Residences Singapore is that of the former Casa Meyfort. It was bought on 9 July 2018 by First Meyer Development, a unit of GuocoLand Limited, for SGD$319.88 million in an en-bloc collective sale.
In addition to this bid price, GuocoLand had to pay a development charge of around $57.2 million, which works out to a total of over $377 million for the land.
The Mountbatten Residences site spans an area of 85,249 square feet. Given the allowable master plan plot ratio of 2.8 for the site, this translates to a permissible gross floor area of 238,697 square feet. Which equates to a land rate of $1,580 per sq ft per plot ratio (PSF PPR) including the development charge.
After adding all costs involved in developing the site, including for construction, financing, marketing and overheads, GuocoLand could break even for the project at around $2,200 PSF.
This should give GuocoLand room for competitive pricing, as prices in District 15 have gone up a fair bit in recent years. As a comparison, Nyon at Amber Road recently launched at about $2,400 PSF, while One Meyer just started sales at around $2,600 PSF average.
For 99 year leasehold property further out, Seaside Residences at Siglap was 92% sold as of February 2019. Its most recent pricing averaged between $1,9xx to $2,xxx PSF, varying with the view, floor level, and facing.
(Freehold prices are generally around 25% higher, all things being equal. Sea view units command a premium too.)

Location. The Mountbatten Residences location is along Meyer Road in the East Coast. This is an exclusively private enclave, an affluent suburb that ranks among the top residential areas of Singapore.
It fronts East Coast Park and Beach, and enjoys wide unobstructed sea views.
Nearest MRT Station. The Mountbatten Residence location is roughly 6 minutes walk, 460m from the upcoming Katong Park MRT station on the Thomson East Coast Line that is slated for completion by 2023.
F&B, Supermarkets, Shops, Banks. Parkway Parade is a prime favourite with East Coast residents, and where they often converge for their weekend shopping. There are a number of smaller malls like I12, but Parkway Parade and its surrounding HDB shops are where you can meet most of your everyday needs.
This de-facto heart of Katong has evolved to encompass a wide array of shops besides a department store, two supermarkets, fast food outlets and food court, restaurants and cafes, a cinema, and branches of every major retail bank. Although this is not within a reasonable walk from the Mountbatten Residences location, it will be directly linked to the Marine Parade MRT station, a couple of stops from Katong Park MRT station.
And of course, the Joo Chiat / Katong / Siglap area is a foodie’s haven. A huge variety of cuisines, from hawker foods and old time favourites, to more cosmopolitan fare and artisanal cafes, that line the lanes and five-foot ways around, to satisfy even the most exacting taste bud.
Schools & Academic Institutions. Primary schools within 2 km radius of the Mountbatten Residences location include Tanjong Katong Primary and Kong Hwa Primary.
Some other schools in the vicinity are Tao Nan Primary, Dunman High, Chung Cheng High, and Victoria Junior College. As well as the Chatsworth International School (East Campus), and Canadian International School (Tanjong Katong Campus).
Sports & Recreation. A feature of homes along the ECP is that they are within easy walking distance of East Coast Park and beach. Near the Mountbatten Residences condo location itself is an underpass to the beach. In addition, the park leads to a cycling path and park connector that links all the way past Kallang Basin, to Gardens by the Bay and Marina Bay.

Accessibility. One reason for the appeal of the East Coast to home-owners is how close it is to the CBD. The Mountbatten Residences location is under 3 minutes drive to the ECP via Fort Road. And from there one can get to the MCE (Marina Coastal Expressway) and KPE (Kallang Paya Lebar Expressway) within another couple of minutes.
So all in, it takes no more than 10 to 15 minutes driving time to get to Marina Bay and Raffles Place via the MCE. Those who travel frequently also find its direct expressway to Changi Airport very useful.
