The Sky Everton condo is a new 36-storey high freehold residential development at 50 Everton Road, on the site of the former Asia Gardens. It is possibly one of the best sites to come on the market in this neighbourhood, and ticks almost all the boxes.
Firstly, the location. Sky Everton enjoys a relatively quiet position, in the Spottiswoode enclave with greenery next door. The view below shows the Sky Everton site in the background behind the trees, with Spottiswoode Park next to it, on the left.
And around the corner from Sky Everton, the side-lanes of the Everton / Spottiswoode Park / Blair Road area is an old part of Singapore, rich in character and color. Conserved shophouses commanding princely sums, line the lanes there, with even an odd wall mural or two.

The Market for the Sky Everton Condominium
There are other factors that stand out about the Sky Everton condo.
This part of Singapore has not seen any new condominium launches in recent times. So there should be quite a bit of pent-up demand around here.
And whereas Avenue South Residence at Silat Avenue will be launching at about the same time as Sky Everton, it caters to a different market. Avenue South Residence is not as near to an MRT station, and is on 99 year leasehold tenure, but has its own attributes that draw its own set of buyers.
While Sky Everton will appeal to those who are prepared to pay a premium for something that is within walking distance of an MRT station, and on freehold tenure. This site is said to represent possibly the last freehold residential redevelopment plot in the area.

Demand & Supply
There are also not many new condominiums to be found on this part of the island, next door to the 43-hectare medical hub around the Singapore General Hospital and on the west edge of the CBD.
The hub is within a short walk from Sky Everton, and could very easily absorb the supply of new homes here, given its large medical workforce, and healthcare or support staff. Either as owner-occupiers, or as potential tenants.
And that is quite apart from those working at the Tanjong Pagar / Anson Road end of the CBD.

Upside Potential
Exciting times are coming to the Tanjong Pagar / Keppel area, that augurs well for Sky Everton from an investment perspective.
Just south of the Sky Everton condo, within less than 10 minutes walk in fact, is the Keppel Port precinct, that will become part of the Greater Southern Waterfront city. Work has already started.
While it will take at least 10 to 15 years to come to fruition, there is little doubt that the land there will command prices in excess of those at Sky Everton now. Which is always a good recipe for value growth, especially considering that we hold freehold tenure, as opposed to the leasehold nature of those sites.
And in the meantime, the Cantonment MRT station on the section of the Circle Line that will close the loop, is due to start running in 2025. This station is at the end of Everton Road, at its junction with Spottiswoode Park Road, just 290 metres or around 4 to 5 minutes walk from our site.

Greater Southern Waterfront
Currently the coast off Tanjong Pagar is occupied by port activities and a container terminal. But that is changing. In 2013, the Urban Redevelopment Authority (URA) announced that plans were underway to move all port activities to Tuas, and turn the land thus freed up along the west coast of Singapore, into the Greater Southern Waterfront district.
This move will mark a major change to the skyline of the city. It will extend the central business district westwards, with features such as a green corridor running from Gardens by the Bay to Labrador Park, and a reservoir that captures storm-water run-offs. And along the coast from the current CBD westwards, will be a 30 KM long waterfront promenade.
Work has already started on the move, and the first berths at Tuas will likely begin operating in 2025. The relocation of the port will free up almost 925 hectares of prime waterfront land, to be developed into the Greater Southern Waterfront city. That is 3 times the area of Marina Bay. Going by the latest 2019 URA Master Plan, the first phase will start construction in 5 to 10 years time.
Residents and owners of Sky Everton are poised to benefit from these breathtaking plans. The new waterfront and coast here will be cleaned up, new, and beautiful. You will have a lifestyle hub, amenities, and waterfront access, within 10 minutes walk. Property values here should rise as well, as the CBD draws closer, almost to your doorstep.

The Rail Corridor
The Sky Everton site is up Everton Road, about 290 metres or 4 minutes walk, from the former Tanjong Pagar Railway Station. This station will be conserved, refurbished, and turned into a multi-functional community node.
What is interesting too, is that the Railway Station is also the start of The Greenway. This is the 24 KM long rail corridor set to become a leisure corridor and community space running through several estates and recreation nodes to the north of Singapore. Along its length, it will integrate our railway heritage with greenery.

The Sky Everton Site Plan
The Sky Everton Singapore site is an almost rectangular parcel of land fronting Everton Road on its east, and oriented in a roughly north-south axis.
This is a relatively open site. Immediately to its north and north-west are the old shophouses of Everton and Blair Road. These have been gazetted for conservation, so it is safe to say that Sky Everton units will enjoy unobstructed views on this side.
To the west of the site are a couple of high-rise condominiums, and on its south is currently a park. While this piece of land could be developed in future, for the moment at least it affords an open peaceful outlook with plenty of mature trees.

SKY EVERTON PRICE RANGES
Sky Everton launched for VIP Preview sale on 22 June 2019, and did well at its debut. It cleared 34% of its units on the first day alone, possibly due to the lower than expected Sky Everton pricing on a narrow profit margin.

The Sky Everton condo will occupy the site vacated by the former Asia Gardens. It was sold en bloc to a consortium led by Sustained Land, at their winning bid of SGD$343 million.
Due to its high development baseline, no development is payable. Hence based on the land area of 72,058 sq ft and 2.8 plot ratio that equates to permissible gross floor area of 201,763 sq ft, the bid reflects a land rate of $1,722 per sq ft per plot ratio (PSF PPR).
This could translate to a break even cost of almost $2,300 PSF PPR after accounting for all the development and related costs. Selling price could possibly work out somewhere in the $2,6xx to $2,8xx PSF region.

The Sky Everton Location · Features

Location. The Sky Everton location is at Everton Road, in the Spottiswoode enclave on the western fringe of the CBD, near the Anson and Tanjong Pagar area.
Our site is also just across the road from the 43-hectare Singapore General Hospital medical hub, within 10 minutes walk from it. This is very convenient for the medical professionals and healthcare staff working there, who might be interested to be owner occupiers or tenants.

Shops, Banks, Dining, Supermarkets. The nearest main dining and shopping areas are at Chinatown / Peoples Park, or at Tanjong Pagar which is within walking distance. For a bigger mall, you will have to take a short drive down to Vivocity and Harbourfront.
In future however, when the Greater Southern Waterfront is built, there will a feast of dining, shopping and lifestyle experiences near to hand. But that won’t be for quite some time yet.

Recreation & Relaxation. We have the small, rather pretty park right next door to the site itself. And Mount Faber Park is not too far away, certainly within a short cycling distance. This is part of the Southern Ridges Green Belt, a string of nature reserves or parks that link across Telok Blangah Hill Park, to Hortpark and Kent Ridge Park.
A short walk down Everton Road, we also have the former Tanjong Pagar MRT station, that will be turned into a community hub. It is also the start of the Rail Corridor, a leisure and community corridor that runs up to Woodlands while passing through recreational nodes like parks along the way, and joining the Coast to Coast Trail and Round Island Route.

Nearest MRT Station. The nearest MRT station currently is Outram Park station. This has the advantage of being an interchange station that joins the East-West and North-East lines, and the Thomson East-Coast line in future as well. The nearest exits of this station are about 8 minutes walk away.
However when the Cantonment station that will help complete the Circle line is ready in 2025, that station will be like 4 minutes walk away. Better yet, the Circle line links directly to every other line, making it one of the most convenient to be on. 12 of its 33 stations are interchange nodes.

Accessibility. In a direct line, the Sky Everton location is less than 1 KM from Tanjong Pagar and Anson, practically on the doorstep of the CBD. This makes it a good alternative to the 99 year leasehold homes in the city centre that cost more.
This place is also about 5 minutes drive to the nearest CTE (Central Expressway) exit.
