The M at Middle Road is a new mixed-use development in the Bugis district. It comprises the M condo, which is the residential component with 522 apartments, and one level of retail space at the ground floor.
Its Preview launch on 22nd February 2020 was immensely successful. It sold 360 units, or 70% of its total 522 units that weekend alone. This was partly attributed to its concept resonating with its target market, and especially to its pricing being substantially lower than nearby new projects.

The M condo is being developed by Wingcharm Investment, a fully-owned subsidiary of Wing Tai Holdings.
This is part of the regeneration of the Beach Road area that is abuzz with vibrancy and growth, and fast extending the “downtown” boundaries. The land cost alone for this site is almost half a billion dollars, a price tag that reflects its prime location.
Hence this review looks at the M condo’s locational attributes, and possible pricing in light of the comparative market analysis in the vicinity.
The M, being in Bugis, is right in the heart of the Arts and Cultural District, and next to the Civic District.
It is surrounded by landmark developments like Duo, South Beach Tower and Residences, and the upcoming Guoco Midtown and Midtown Bay. It is also within 2 to 3 MRT stations to Orchard Road and the downtown CBD and Marina Bay Financial District.
Duo and South Beach Towers have already brought a new lease of life, and trendiness to the Bugis precinct. Guoco Midtown will further ramp up the excitement and buzz, and “complete the transformation of the district” as a tourism and business venue.
The M @ Middle Road will tap on, and add to the rejuvenation of the district.

About the M Condominium Features
With a land area of over 80,000 sq ft, the M condo consists of one 6-storey block, and three 20-storey high towers above the commercial podium.
It features excellent connectivity with well-established transport networks. The development will be served by the Downtown and East-West MRT lines at the Bugis Interchange Station that is something like 4 minutes walk away.
It is also 6 minutes walk from City Hall station on the North-South line, and 8 minutes walk from Esplanade station. Altogether 4 MRT lines within easy walking distance.
Certain higher floor units at the M condominium will enjoy sea views to Marina Bay and Kallang Basin, and city skyline views to the CBD and Orchard Road.

Dual-use movable kitchen countertop. Covers the entire kitchen counter neatly, but slides out to reveal the sink and induction hob. The movable countertop doubles up as a dining table, or work table, or meeting table.

Investment Potential
The M condo looks promising as an investment, with a large tenant base to draw upon.
Quite a number of new Grade-A offices, and retail and F&B spaces, have been injected into the neighbourhood. This is in addition to existing MNCs in the vicinity of Suntec City, Raffles City and Bugis Junction.
And there is the pool of tenants (students and academic staff) from tertiary institutions near by, like the Singapore Management University (SMU), Kaplan, School of the Arts (SOTA).
This is also part of the rejuvenation & transformation of the Ophir-Rochor Corridor. Besides the new additions to the skyline, there is some pretty good work going on in redeveloping or refurbishing of older buildings.
All this adds up to a neighbourhood that is morphing into an expanded downtown, lively and vibrant after office hours.
This place possesses a rich heritage too. It is within the Arts & Cultural Precinct, and next to the Civic and Fort Canning District, and Kampong Glam conservation area.
New park spaces and streetscape improvements are in the works, to better connect the 3 precincts, and make it inviting for visitors to explore on foot. From the Arts & Cultural zones, to the chic hipster cafes lining the streets of Kampong Glam with their laid-back vibe.

The M Site Plan
The M condo site is a regular, almost rectangular land parcel along Middle Road. On its other three sides, it is bordered by rows of low-rise buildings, giving it an almost courtyard effect.
The buildings to its south-west across Middle Road are also low-rise. Mainly shophouses that extend all the way down, along Purvis Street and Seah Street, to Raffles Hotel. Similarly to its north-east, there are three rows of conservation shophouses.
What this means is that The M site, while closely flanked by numerous buildings, actually has a generally open feel to it.
This will afford it pocket views at least, to the city skyline of Orchard Road and the CBD, as well as glimpses of the sea at Marina Bay and Kallang Basin.

THE M CONDO COST FACTORS
Wingcharm Investment won the state tender for the M site at close to SGD$492 million, from a field of 10 bidders. (See news report on it here.)
This works out to around $1,458 per square foot per plot ratio (PSF PPR) for the land cost. Although the site was so hotly contested, the bids were all considered fairly conservative, far below the exuberant land bids previously.
The M site falls within the Central Area, and so will not be subject to the minimum unit size ruling. It can house close to 16,000 sq ft of commercial space at the first level.
After allowing for development, overhead, construction, and financing costs, the break even cost could come to around $2,100 PSF.
However the eventual selling price will take into account the comparative market pricing for similar new developments in the vicinity.
Midtown Bay at Guoco Midtown is priced at an average of $2,8xx PSF, with the one bedders in the $3,3xx PSF range. South Beach Residences at The South Beach is averaging $3,2xx PSF. Those who bought at around $2,100 PSF at Duo a few years ago, are eyeing a fair bit of capital gains.

The M Location Features

Location. The M condo occupies a central location, in the extended Singapore Downtown. It lies within the Beach Road regeneration precinct, beside the financial districts of Marina Bay and Raffles Place / Shenton Way.
The site itself is along Middle Road, in between Beach Road and North Bridge Road, and close to Nicoll Highway. This is an upcoming address, with neighbours such as The Gateway, Duo, the upcoming Guoco Midtown, and South Beach Tower.

Shops, Supermarkets, F&B, Lifestyle, Banks. The M location has a lot of retail and food choices in close proximity to it. Besides those across Beach Road at Guoco Midtown, there is Bugis Junction on the other side at North Bridge Road.
And we have the mega Suntec City Mall nearby, with its food courts, fast food chains, cafes and restaurants, as well as major banks, and a wide range of shops and lifestyle outlets.
Not to mention the old-time hawker foods and local colour at the conserved shophouses lining the streets around the M condo location. Some of them pretty famous and popular, along Beach Road, Middle Road, Purvis Street and Seah Street.
To mark a really special occasion, or perhaps for no reason at all, there is fine dining to be had at Raffles Hotel and The South Beach, a short step down the road.
We also have the advantage of having the main National Library Building just across the road junction. Lots of resources there besides books. You can also enjoy the peace and quietness at its many reading areas.

Nearest MRT Station. The M location is very close to Bugis MRT interchange station. It is about 280 metres, 3 to 4 minutes walk across Bugis Junction from the East-West line section of the station.
Or if you prefer, you can cut past the shophouses to Exit D at Tan Quee Lan Street. This is the Downtown Line segment of Bugis station under Rochor Road.

Accessibility. To access the expressway network from the M condo location is pretty fast and easy. Swooping down from the ECP (East Coast Parkway) at its Rochor Road exit, you take a left turn at Beach Road and the site is almost immediately after that, off Middle Road.
Getting back onto the ECP is similarly quite straightforward. A short drive back up Beach Road takes you to Ophir Road, and thence to the exit onto the expressway. From here, it is a 15 minute ride to Changi International Airport.
