Here we present a Review of the 19 Nassim condo. 19 Nassim Hill is a new luxury residential development in the District 10 Tanglin Road area of Singapore. It is being developed by Keppel Land, and replaces the former Nassim Woods that was built by Keppel Land as well.
This review looks at the attributes of 19 Nassim Hill, and comparative market analysis of pricing.
Nassim Woods previously, now 19 Nassim, is a mid-rise, low-density development. It sits within the high-end Nassim residential enclave, surrounded by other luxury condominiums, beautiful bungalows, and greenery. Zooming out, Nassim Hill lies within the Tanglin planning zone, beside Holland Road and Napier Road, leading into Tanglin and Grange Roads.
Historically, this area has always been one of Singapore’s “classiest” and most exclusive neighbourhoods. It is also known as an embassy belt. Across Napier / Holland Road from the 19 Nassim condo, we have the Australian and British High Commissions, the British Council, and the United States Embassy. Behind, on the other side of Nassim Hill, are the embassies of the Philippines, Myanmar, and Japan.
The 19 Nassim Condo Development & Amenities
Besides its prime central location, 19 Nassim is unusual in being a luxury development that is also very conveniently situated. It is not just able to tap into the buzz of the Orchard Road entertainment & shopping belt within a short ride, but has the distinction of being within walking distance of almost every conceivable amenity.
Such as the eateries, bistros and restaurants along Tanglin Road, and in the hotels nearby. And especially those in the lifestyle precinct of Dempsey Hill across the road. That offers a wide variety of dining options set in a lush green environment.
Or Tanglin Mall at the foot of Nassim Hill, under 5 minutes walk away. The mall caters to most shopping needs such as a supermarket, pharmacies and health stores, fashion and sports wear, salons and clinics, restaurants and cafes and coffee bars.
There is a post-office at the foot of Nassim Hill as well. Still useful especially for parcels, even in this day and age of emails and electronic communications. And there is Gleneagles Medical Centre and Hospital around the corner further up Napier Road. For investors, that could provide a potential tenant pool of medical staff and healthcare professionals, in addition to the workforce of the nearby embassies.
But among the nicest things about the 19 Nassim condo location, has to be the Singapore Botanic Gardens up the road. One of its entrances is accessible within a few minutes walk via Nassim Hill and Taman Serasi. It is a lovely place for a morning run, or a leisurely after-dinner stroll. Or you could dine there and let the cares of the day drop away amidst its lakes and soothing greenery.
The timing of the 19 Nassim launch is also just right, from a public transport perspective.
Currently, though there are several bus services along Napier / Holland Roads, the nearest MRT station is Orchard station, about 1.3KM away. But come 2021, well before our project completes, the Napier MRT station will start operations. This station on the Thomson-East Coast Line is 250 meters, something like 5 minutes walk, from the 19 Nassim site.
While home-owners here do tend to own cars and drive, it is still useful to be close to buses and MRT stations for residents who don’t. Such as school-going children, retirees, tenants, or even the environmentally-conscious.

19 Nassim Site Plan
The 19 Nassim condo will be a mid-rise development in a mainly low to mid-rise neighbourhood.
The site itself is a roughly squarish parcel of land, sandwiched between Nassim Hill on its north where its main entrance is, and Napier Road. To its west, it is flanked by 8 Napier, and to its east by a low-rise office block in an interestingly curved design.
Both the north and the south of the site enjoys rather open views. To the south are Napier and Holland Roads, and beyond that are the US Embassy and British Council. Both of which are low-rise buildings set well back from the road.
While to the north is the leafy Nassim Hill road, with 4-storey high residences across from the 19 Nassim condo site, beyond which is a landed area with bungalows set in beautiful gardens.
All in all, the site has a fairly open feel to it, with potentially some quite nice views.

A comparative market analysis however, can provide an idea of the market rate for similar 99 year leasehold developments in similar prime locations.
The closest such launch would be Cuscaden Reserve at Cuscaden Road nearby, that is selling at between $3,3xx to $3,5xx PSF.
Supporting this pricing level is the fact that even Martin Modern at Robertson Quay, not as upmarket as the Tanglin area, has been selling steadily at $2,700 to $2,800 PSF.
Over at the Bugis area, South Beach Residences and Midtown Bay, both 99 year leasehold properties as well, are priced at around $3,300 PSF as well.

Location. 19 Nassim occupies a plum site at the Tanglin residential enclave in the Orchard Road area. This is one of the most expensive and exclusive pieces of real estate in Singapore.

It goes down to Shenton Way, Marina Bay, Marina South and Gardens by the Bay, before passing through the East Coast area.
Accessibility. Besides being a 5 minute drive from Orchard Road, the 19 Nassim location is roughly 15 minutes drive to the Raffles Place / Marina Bay business and financial districts. It is within 10 minutes drive from the Central Expressway (CTE) and Pan-Island Expressway (PIE) as well.
