What is also interesting is that, apart from executive condominiums, this will be the first private condo launch in Woodlands since early 2012.

That was when a plot at Rosewood Drive, the 689-unit Parc Rosewood, launched at an average of $9xx PSF. Today typical resale units there are going for around $1,3xx PSF. Maybe partly due to some quite frankly weird layouts, and also not being within easy walk of an MRT station.

      Norwood Grand Site Plan

      The Norwood condo occupies a roughly triangular-shaped plot of land, with vehicular access via Champions Way in Woodlands.

      This corner site is bounded by two roads: Woodlands Drive 17 on the shortest side of the triangle westwards, and Champions Way on its south boundary. (Champions Way is so named because it loops around to lead to the Singapore Sports School.)

      Under URA’s Master Plan, the land parcel is zoned for residential use at a plot ratio of 2.1. This plot ratio is lower than the general 2.8 plot ratio of most of the housing sites in the estate, but similar to those in its immediate vicinity.

      As such, it allows for a lower density, and less congested feel, in keeping with the lower profile of its neighbours. It also allows more ground space for gardens and communal facilities.

      The 4 to 5-storey low-rise Innova Primary School is next door to its immediate north. This affords some breathing space, and units facing this way would have a more unblocked view. Especially since the site beyond that to the north-west is also zoned for educational use.

      To its direct south as well, across the junction of Woodlands Drive 17 and Champions Way, is where the Singapore Sports School site starts. It therefore provides a slightly more open outlook to units facing south.

      However, across from the other two sides of the land, to its south-west and south-east, are HDB precincts. These are zoned at 2.1 plot ratio too, and will therefore be about the same height.

      1. Location. The Norwood residences is located in the south-east sector of Woodlands estate. It is accessible via Champions Way (so named because 1 Champions Way nearby is where the Singapore Sports School is). This makes the site not too far from Woodlands town centre either.

        Woodlands is envisaged as a key commercial cluster, and in fact designated as one of Singapore’s major regional centres under URA’s master plan. It is also our northern gateway to Malaysia, via the soon-to-complete cross border rail link.

      2. Nearest MRT Stations. The Norwood location is almost on the doorstep of Woodlands South station, being about 200m, or 3 minutes walk from it. This station sits on the Thomson-East Coast MRT line (TEL). It takes residents 10 stops (25 minutes ride) to Orchard Road, or 14 stops (35 minutes) to the CBD. Beyond that it goes to Marina Bay, and on to the East Coast, thus traversing quite a bit of Singapore.


         

        This line is also a good one to be on for those who like to shop in Johor Bahru. It ends just two stops up at Woodlands North station, which is adjacent to the Singapore terminus of the RTS (Rapid Transit System) rail link into JB.

      3. Food Outlets, Shops, Supermarkets, Banks. Being sited within a HDB estate, the usual HDB neighbourhood shops can inevitably be found in the surrounding precincts. There is also Vista Point within 5 minutes walk.

        Vista Point is a two-storey friendly neighbourhood centre that offers a mix of goods and services. Besides two food courts and wet market, there are convenience shops, clinics, optical and beauty services, and electronics and stationery shops. It also houses tuition and enrichment centres that are much appreciated by parents, though possibly less so by their offspring.

        However for a more complete shopping experience, it might be easier to hop onto the train nearby for Causeway Point one stop up at Woodlands MRT station. Causeway Point is the largest mall in Woodlands, and the seventh largest suburban shopping mall in Singapore.

        Which means it is the typical main-mall-in-a-HDB-estate, that provide practically all the basic necessities. In its own words, it “… offers a one-stop shopping and dining experience with over 200 retail and food and beverage outlets.” The usual brand names can be found here. Notably Fairprice Finest (supermarket), Food Republic (food court), Uniqlo (fashion), Courts (electronics), Metro (department store), and Cathay Cineplexes.

      5. Healthcare Facilities. As the population of Singapore ages and the proportion of “seniors” grow, it becomes increasingly useful to have quick and easy access to healthcare facilities.

        Hence the Norwood residence’s location within 7 minutes walk of the Woodlands Health Campus must count as a point in its favour.

        The campus is a 1,400-bed purpose-built integrated healthcare hub, comprising an acute-care and community hospital, intermediate and long-term care facilities, and specialist outpatient clinics.

        It is intended to serve residents in the North-West region of Singapore, both in and outside the hospital, and to partner with, and empower residents in their health journey.

      7. Schools & Educational Institutions. HDB estates these days are so lavishly supplied with schools, that there seems to be one around every other corner. This Woodlands condo is no exception. For instance, within one KM of the Norwood Grand location alone, there are five primary schools. Among these are Innova Primary right beside it on its north boundary, and Si Ling Primary within 12 minutes walk.

        Scattered around the vicinity are also a good number of secondary schools. The most notable of these is probably the Singapore Sports School at 1 Champions Way just across the road.

        The other well-known educational institute here is the Singapore American School. This particular international school has made Woodlands its home for a long time, and looks set to stay. In the process it has generated its own vibe, supported businesses here, and helped drive rental demand.

      8. Recreation, Sports & Leisure Activities. Woodlands Sports Centre, Stadium, and Sports Hall, and Woodlands Swimming Complex, are located at Woodlands Street 12. As the crow flies, that is 1.3KM away, or about 5 minutes drive. Alternatively residents can take the train one stop up to Woodlands Town Centre, and walk over from there.

        Those more into nature or leisure walks might find the Woodlands Waterfront Park, directly fronting the Johor Straits, more interesting. It features a waterfront promenade offering views of the Straits of Johor, and a large playground.

        This generally quieter park is reachable from the Norwood location via public transport. A couple of stops up the TEL takes residents to Woodlands North MRT station. From there a short walk up Woodlands North Coast Road crosses a park connector that links to Admiralty Park.

      9. Accessibility & Connectivity. The Norwood residences location is fairly close to the Seletar Expressway (SLE). There are two routes to the expressway, either 1.3KM via Woodlands Avenue 2, or 1.5KM via Woodlands Avenue 12. From there, drivers can join the BKE / PIE or the CTE down towards the city centre. In future, there is the choice of the North-South Corridor as well.

        Off-peak, it takes around 30 minutes to get to Raffles Place, and a similar time to Changi Airport.

        Of course a main attraction about Woodlands, is how close it is to the Causeway and Johor Bahru (JB). One can either drive across, or take a bus, or the train in. Especially given the several measures that are being instituted for a seamless travel experience between the two places.
