Amber45 is a brand new freehold condominium development that will be launched for sale in 2nd Quarter 2018, in one of the nicest residential neighbourhoods in Singapore. It is developed by the UOL Group, and looks likely to sell very well.
For a start, it is in the heart of the District 15 Marine Parade / East Coast residential area. There are simply no other launches within easy walking distance from Parkway Parade (and the future MRT station), that still have new single-level 3 or 4 bedroom units left for sale.
The latest one Marine Blue sold out its 2 bedroom units within a couple of hours of its launch in 2014. Since then it has had innumerable enquiries from buyers looking for a 2 or 3 bedroom standard unit (which it does not have). Amber 45 is the closest new development to Marine Blue.
Secondly, it is by UOL. UOL’s projects have a habit of selling out quickly. Seventy St Patricks, their previous freehold project at the St Patricks area, sold 60% of its units within 2 weeks of their 20 September 2014 launch. They have since sold out Botanique @ Bartley, and Principal Garden @ Prince Charles Crescent, too.
Part of this can be attributed to UOL’s well-earned reputation for quality and meticulous attention to detail. UOL has made a name for itself with its series of Masterpiece Homes – quality homes set in beautifully sculptured gardens and landscapes.
They seek to create a masterpiece at each of their developments, of which the Amber45 condo is the latest. In return, UOL projects have won several design awards.
Their layout plans are also efficient and well-planned and their room sizes, though not lavish, are decent. This makes a refreshing change from the tiny ones in many new condominium launches nowadays.
Amber 45 presents a rare opportunity to buy a new condominium so close to Parkway Parade and the future Marine Parade MRT station. There are hardly any more unbuilt sites around this location, so demand is expected to be good. Especially since long time East Coast residents looking for property tend to gravitate towards freehold District 15 homes – they say there is just no other place to live.

AMBER 45 SITE PLAN
The Amber45 site is a long and regular rectangular shape, oriented in a generally north-north-west / south-south-east direction. It has the advantage of the south-east length facing towards East Coast Park and the sea.
The site layout is classic UOL style – a compact building footprint that frees up over 65% of the site for communal facilities and landscaping. Very similar to what made Principal Gardens and Botanique @ Bartley so appealing to buyers.
They have even made space for a 50m lap pool and tennis court – a rarity among the newer freehold condos. As there usually isn’t enough land since freehold sites tend to be smaller (often a lot smaller) than 99 year leasehold sites.
Between the Amber 45 site and the sea are a couple of other condominiums: The Sea View and Silversea / Cote D’Azur. So you won’t get unblocked sea views. But high floor units may be able to get pocket sea views. And then again, you won’t get the ECP (East Coast expressway) traffic noise either, so it is not a bad thing to be further inland.
