ARENA RESIDENCES CONDOMINIUM
The Arena Residences condo is a new freehold residential development in the Guillemard area, close to Mountbatten Road and Singapore Sports Hub / Kallang Theatre. It is being launched by ROXY-Pacific Holdings, an established brand name for small to mid-sized developments. Arena Residences will open for sale in the 2nd half of 2018.
Unlike most projects around here that are typically small and comprise less than 50 units, the land area here is larger than the norm. This allows a decent sized development of over 90 units, with a wider range of communal facilities.
Arena Residence offers a chance to invest in a good sized freehold property not far from the Central Business District and the Marina Bay area. This location holds a great deal of potential for future appreciation, at a comparatively affordable price still.
The Arena Residences Singapore Background
The reason for this is simple. The Arena Residences location in Guillemard Lane, is beside the Geylang area. While it is certainly safe by global standards, and only parts tend to the seedy side, the reputation of Geylang as a whole suffers from the stereotyping of it.
This has traditionally kept property prices here below what its location so near to the CBD and Kallang Riverside / Marina Bay area really deserves.
The Arena Residences Potential
But the winds of change are blowing. For a start, businesses like start-ups, speciality cafes, co-working spaces and design firms, have opened up in Geylang and the surrounding Guillemard Road area. Many of these are owned by young entrepreneurs drawn by affordable rents, access to MRT stations and the rich vibrant character of the neighbourhood.
To give added impetus to that trend, URA has rezoned part of Geylang. Just across from the Arena Residences condo location, the land from Lorong 4 to Lorong 22 has been re-zoned from the original Residential, to Commercial / Institutional zoning.
This re-zoning is expected to boost land values in the neighbourhood. Firstly because there will less residential land left, so there will be greater competition for housing in the vicinity.
The other effect of the zoning change, is that Geylang could become a magnet for businesses, especially SMEs. The government’s intention could be to give SMEs quick access to the CBD and nearby business hubs at more affordable rents.
Today’s Geylang is different from the old Geylang. With the new zoning, we may see property values and rental incomes rise strongly because of synergy in the area between the Geylang business hub and the nearby business centres. This will make the residential areas around it more attractive, and possibly incentivise a faster pace of rejuvenation and gentrification.
It is not as far-fetched as it may sound. Years ago, Bugis was every bit as gritty as Geylang now. Today property prices there rival those in the CBD. Or consider Keong Saik Road, once part of the “blue triangle”. Today, Keong Saik is home to boutique hotels and hipster cafes, and is one of Singapore’s more upmarket co-working spaces.

ARENA RESIDENCES SITE PLAN
The Arena Residences Singapore site is a roughly rectangular parcel of land. Its main access is along the east-facing long frontage bordering Guillemard Lane, a short road that serves Arena Residences condominium and the homes across the lane.
The shorter north-facing side borders Guillemard Road, so only this part of the site will get traffic noise. The west border of the Arena condo site, the other long frontage, faces a church. While on its short south frontage, runs Guillemard Crescent, with some low rise community buildings across that.
This is a generally quiet site, and in fact originally comprised landed houses.

ROXY-Pacific Holdings will announce exact Arena condo prices on the VIP Preview sales day itself. However indicative prices will be released before that.
ROXY-Pacific acquired the freehold residential sites at 2 & 6, and 12 & 14 Guillemard Lane, for SGD$33.5 million and SGD$22.5 million respectively. Based on the total cost of SGD$56 million, this works out to a land price of SGD$781 per square foot per plot ratio (PSF PPR) for the 25,601 sq ft Arena Residences site
After factoring in overheads, development, financing, and construction, the break even cost to ROXY-Pacific Holdings is close to SGD$1,300 PSF PPR.
ROXY-Pacific will sell at a competitive and attractive price.

The Group has been listed on the SGX Mainboard since March 2008, and commands a property portfolio comprising hotels, residential properties, and shopping malls.
Roxy-Pacific’s main business model is in development and sale of commercial and residential properties.
For property development, the main focus is on small to medium-size residential developments targeted at the middle, to upper middle income clientele base.
Between 2004 to mid 2018, the Group launched and developed 45 small-to-mid sized projects, contributing more than 4,300 residential and commercial units to the Singapore, Australian and Malaysian real estate scene.

Location. The Arena Residences location is in the Guillemard area, close to the Raffles Place CBD and Marina Bay Financial District. It is situated just east of the Singapore Sports Hub / Kallang Basin area.
Shops & Food Outlets. This site is bounded by Geylang to its north, and Joo Chiat / Katong to its south. All three are famed food havens, known particularly for its mix of traditional street food (some around for decades), exotic fare, and bustling colourful supper scene. This has probably the highest concentration of foodie delights than any other place on the island.
Lifestyle Amenities. The Arena condo location is within 1km, or 15 minutes walk, from the Kallang Sports complex, including the Indoor Stadium, Sports Hub, and Kallang Theatre. Beyond that, you can join the Kallang Riverside park connector, and walk or cycle via Marina Promenade to Gardens by the Bay and Marina Bay.
Schools. Within the 1km radius, we have Geylang Methodist School, and Kong Hwa School. On the Salary.sg website, Kong Hwa ranks 17th for the 2017 best primary school rankings. That’s just after Nan Hua Primary, and even before Anglo-Chinese Junior, Red Swastika, and Maris Stella, all of which are among the most sought after primary schools.
International schools in the vicinity include EtonHouse International (Broadrick), EtonHouse International (Mountbatten), and James Cook University.
Nearest MRT Station. The Arena Residences location is about 440m, or 6 minutes walk, to Mountbatten MRT station (Exit A) on the Circle Line, by cutting through Mountbatten Centre and past Mountbatten Square. The Circle line is one of the more convenient lines, as it joins to every other line on the MRT network. It also takes you directly to Promenade station at Marina Centre, Bayfront station at Marina Bay Sands, and Dhoby Ghaut station at Orchard Road.
Accessibility. The Arena condo location is rather central. It takes a couple of minutes to get onto Nicoll Highway, 10 minutes drive to the Raffles Place / Shenton Way / Marina Bay. Or 5 minutes to get onto any of 3 major expressways – the ECP (East Coast Parkway), PIE (Pan-Island Expressway), and KPE (Kallang Paya Lebar Expressway).
Rental Yield. From an investment or yield perspective, property around here typically get higher rental yields than almost any other location in Singapore. Due to their combination of lower prices, proximity to city centre, and even its rich character, plenty of expats are ready to rent here.
