Welcome to the launch for sale, of Hillhaven condo, a new residential project at Hillview Rise. This is being developed by a partnership of Far East Organisation & Sekisui House Singapore.
Hillview Rise lies within Hillview estate, close to Bukit Timah Nature Reserve, and known for its extensive greenery. It is an exclusively private residential enclave that is undergoing growth and a rejuvenation of sorts. This includes the development of HillV2 mall to serve residents here, as well as a couple of residential projects, in the last 10 years. The latest, Midwood, that launched in 2020 and sold out last year, is due to TOP this year 2023.
The Hill Haven condo site itself is beside the Hillview Community Club, and just opposite Midwood and HillV2. It is also 5 minutes drive from the BKE, and 6 minutes walk from Hillview station on the Downtown line.
The developer Far East Organisation (FEO) is familiar with the area, having developed The Hillier & HillV2 opposite this site. They also recently launched The Reserve Residences one MRT stop down at Beauty World, selling 80% at the Preview alone.
Mr Marc Boey, an executive director at FEO said that to the partnership, this site represents “… an excellent opportunity for the two of us to create another notable residential property project in the Upper Bukit Timah enclave.”

The Design Concept & Theme
To quote the architect, “Inspired by the location’s proximity to Bukit Timah Nature Reserve and several other mature forests, our design of Hillhaven captures an abstraction of the beauty of the tropical rainforest.
The lush, verdant canopy, the majesty of tall forest trees, and the golden rays of light shining through the rainforest trees are reflected in our design. It features a luxuriant landscape and natural sandy tones with champagne gold metallic accents.”
Hillhaven residences will comprise roughly 330 private homes, spread across two 27-storey high blocks.

Hillhaven Condo in Hillview Estate
The neighbourhood comprises a mix of condominiums and low-rise landed housing. In fact Hillhaven is located just across an educational site from the landed homes of Elizabeth Drive and lanes beyond.
Most of the older condominiums here are however not within such a short walk to the Hillview MRT station. It is mainly the sites clustered around HillV2 that appear to enjoy that advantage.

This estate also enjoys a rather calm and soothing ambience. Possibly due its landed estate character, and its surrounding greenery, ringed as it is by parks and nature reserves. The biggest of these being the Bukit Timah Nature Reserve, and Dairy Farm Nature Park, with Upper Pierce Reservoir behind. And there are Bukit Batok Nature Park and Bukit Gombak’s “Little Guilin” to the west of the site too.

HillV2, opposite the Hill Haven condominium, is a fairly upmarket mall. It offers two floors of cafes and restaurants, along with a Cold Storage supermarket, lifestyle shops, and services. Like the Rail Mall nearby, it has become a favourite hang out and watering hole for residents in the upper Bukit Timah area. It is also a convenient spot for families around here to catch a meal.
Incidentally, HillV2, and its condo The Hillier, were also developed by Far East Organisation previously. So the developer is no stranger to this locality, and would know its attributes pretty well.

Hill Haven Residences should appeal to nature and outdoor lovers, given the abundance of parks and nature reserves around. With their walking and biking trails to be explored, or Bukit Timah Hill to be climbed for the more energetic.
There is quite a strong expatriate community here, and a number of dog-lovers too. Perhaps drawn by the greenery and more laid-back character of the place.
HillV2 next door is convenient for grabbing a quick meal, or some groceries on the way home from work. Or for a leisurely coffee with friends at Starbucks, and ice-creams for the kids at the creamery.
Actually it offers quite a choice selection of F&B outlets and bistros, in addition to services like clinics and salons.

The Hill Haven Site Plan
The Hillhaven site is a roughly rectangular land parcel along Hillview Rise just beside Hillview Community Club. It sits in the heart of the private Hillview residential estate, that includes some older condominiums along Hillview Avenue. As well as Hillview Garden landed housing estate stretching between Elizabeth Drive and Hillview Crescent.
The site itself is almost, but not quite, directly north-south facing. To its immediate north across Hillview Rise are HillV2, and the newly completed Midwood condominium. Both these are around the same height as the Hill Haven condo will be. Hence whatever views there are in this direction will be pocket views in between the blocks.
However the immediate neighbour to the east of the site is the low-rise Hillview Community Club. So it is more open on this side, though across that is Hillview Avenue followed by Hillview Heights condominium. So this still means possible pocket views towards Dairy Farm Nature Park, and even Bukit Timah Hill.
But the best views are likely to be on the south of the site. The land parcel immediately south is zoned for educational use, which will likely not be more than five or six storeys high. Beyond that are Elizabeth Drive, and the low-rise Hillview Garden landed housing estate. So higher floor views here will be unobstructed, all the way to the green of Bukit Batok Town Park.
And lastly, west of the site is empty land right now, but zoned for residential use in future.

The two towers here are set out side by side, which minimises overlooking between units, and maximises privacy and views. The site design also minimises the building footprint, with more of the grounds set aside for landscaping, facilities, and gardens.

THE HILLHAVEN PRICE BACKGROUND
URA awarded the tender for this plot to Far East Civil Engineering Limited and Sekisui House on 15 November 2022. The partnership had placed a top bid of $320,777,000 for the 10,395.2 square metre land parcel.
Based on the URA Master Plan 2.8 plot ratio here, it works out to nearly SGD$1,024 per square foot per plot ratio (PSF PPR) for land cost alone. This slightly lower-than-expected land cost is possibly due to URA’s revision of definition of floor area to include air-conditioner ledges into gross floor area, which eats into developers’ saleable area, and hence their margins.
Add construction and other development and related costs, and we are looking at possibly a breakeven of around $1,700 PSF. On that basis, Tricia Song, CBRE’s research head for South-east Asia, expects launch prices of close to $1,900 PSF.
The Hill Haven launch is unlikely to face much competition from the vicinity. As at mid 2023, the only near launches with units still left for sale are Botany at Dairy Farm, and the Myst near Cashew MRT station.
Botany averages around $1,9xx PSF to $2,xxx PSF, but is not really within walking distance of an MRT station. The Myst, 6 minutes walk to Cashew station, is the most comparable. This launched for sale in early July 2023 at an average of $2,057 PSF.

The Hillhaven Location · Features

Location. The Hillhaven condo location lies within Hillview, in Upper Bukit Timah. Hillview is possibly best known for its proximity to the Bukit Timah Nature Reserve and Bukit Timah Hill.
This is a long established private residential estate comprising a mix of condominiums and freehold landed homes. It exudes a rather laid-back appeal, in part due to the surrounding greenery, and its predominantly low-rise character.

Shops, Supermarket, F&B, Services. Just opposite our site, the upmarket HillV2 mall provides very conveniently for most shopping and dining needs. With its cafes, coffee joints, restaurants and bistros, it is a popular place to hang out at for surrounding residents. It has all the charm of a neighbourhood mall with a relaxed vibe, that is in keeping with the neighbourhood.
HillV2 is actually not a very big mall, but it still manages to cover most of the basic needs. For dining out, there is a choice of local, Korean, Chinese, and Japanese cuisine. For chilling out with friends, besides a Starbucks cafe, we have an ice-cream outlet and a couple of bistros. A CS (Cold Storage) Fresh supermarket provides for grocery needs. There is a medical clinic, a dentist, florist, pet shop, hair salons, and even an enrichment centre for children.
Those happy to take a 10 to 15 minute walk out, can visit the Instagram-worthy Rail Mall instead, across Bukit Timah Road. Here, in a decidedly more colourful setting, are more shops and food choices, including a prata place.

Nearest MRT Station. The Hill Haven condo location is about 400m, or 5 minutes walk, to Hillview MRT station on the Downtown Line. The line runs through Bukit Timah, past the Botanic Gardens and Newton, and on to Bugis and Bayfront, before turning round to Fort Canning and east to Tampines.
Along the way, it intersects at King Albert Park with the future Cross-Island Line, at Botanic Gardens with the Circle Line, at Stevens station with the Thomson-East Coast Line, at Newton with the North-South Line, at Little India with the North-East Line, and at Bugis with the East-West Line. So any part of Singapore reachable by the subway, is no more than one change-over away.
Newton is 7 stations from Hillview, which is roughly a 15 minute train ride away. All in, going to Orchard Road would therefore take about 20 to 25 minutes.
In addition the footpath up Hillview Road, starting from across Hillview Avenue, to the station itself, is sheltered. That should help make the walk more pleasant, in sunny weather or rain.

Schools & Tertiary Institutions. Nearby schools include Assumption English School, and CHIJ Our Lady Queen of Peace.
The Downtown MRT line runs through the Bukit Timah education belt as well. Along this stretch are a few well-regarded schools like Methodist Girls’ at Blackmore Drive, Nanyang Girls’ High, Raffles Girls’ Primary, the National Junior College, Hwa Chong Institution, the NUS (Bukit Timah Campus), Singapore Chinese Girls’, and Anglo-Chinese Primary (Barker Road).

Leisure / Outdoor Activities. One of the most attractive features of Hillview is undoubtedly the abundance of parks and nature reserves around it. They offer not just fresher air and a relaxed ambience, but hiking and cycling trails too, for a healthier lifestyle.
Even if you are not into strenuous exercise, it still makes for a pleasant neighbourhood and a family-friendly setting.
Studies have also shown that temperatures around the central catchment area of Singapore are 2 degrees lower than in built-up areas. In the face of global warming, every degree lower helps.

Accessibility / Expressways. From the Hillhaven condo location, 5 minutes of driving up Hillview Road and along Dairy Farm Road, brings residents onto the Bukit Timah Expressway. This runs northwards to Woodlands and the Seletar Expressway (SLE), and southwards to the PIE (Pan-Island Expressway).
Hillview is a 20 to 25 minute drive from Orchard Road, and the CBD. It is also about 15 minutes drive from Jurong Lake District, slated to be the second CBD of Singapore.
