The RoyalGreen condo is a brand new 5-storey high freehold luxury condominium along Bukit Timah Road. It sits within a neighbourhood comprised almost exclusively of landed housing and high-end condominiums, served by a number of brand name schools and little shopping malls and eateries. This is the Bukit Timah district, that has long been one of the most upmarket and exclusive private housing estates in Singapore.
The Royal Green condo is attractive in many respects. It is freehold, which appeals to those who buy only freehold property. It has almost all the conveniences home owners look for. And Bukit Timah lies on the outskirts of Orchard Road, close to the city centre, and yet close to nature.

Transport-wise, the Royal Green condo is 3 to 4 minutes walk from an MRT station. The Sixth Avenue station is on the Downtown Line that goes past Newton and the Marina Bay area. Most residents in this estate own cars, but having the MRT line makes it easy for family members who don’t drive, like school-going kids, to move about on their own.
For small scale shopping needs, we have the Sixth Avenue shopping centre with a bank and a few shops next door. Incidentally, there is a Cold Storage supermarket outlet in Guthrie House at 5th Avenue, 3 minutes away by foot.
And in the shophouses behind that, we have a mix of bistros, bars, and eateries serving all sorts of food, from local hawker to fast foods and more cosmopolitan fare.
Whilst for heavy duty shopping, there is Bukit Timah Plaza roughly 2km from the RoyalGreen condo. Over the many years that this mall has served the needs of Bukit Timah residents, it has built up a wide variety of outlets including a Fairprice Finest supermarket, to cater to their full repertoire of needs.
Besides its upscale reputation, Bukit Timah is also known for the many brand name schools, tertiary institutions, and international schools lining it. These are mainly within walking distance of the MRT stations of the Downtown line, and so within easy reach of the Royal Green condo residents.
In addition, Bukit Timah lies on the fringe of the Central Water Catchment area of Singapore. This encompasses MacRitchie Reservoir, and Lower and Upper Pierce reservoirs, surrounded by one of our largest tracts of nature reserves. Nature lovers can hike up Bukit Timah Nature Hill or unwind in Bukit Timah Nature Reserve and Park on weekends.

RoyalGreen Singapore . Background
The freehold RoyalGreen site was previously occupied by the Royalville condo. Sky Top Investments, an entity of Allgreen Properties clinched the site for SGD$477.94 million in the collective sale bidding in December 2017, out of a field of 9 keen bidders.
This site has a land area of 16,181.5 square metres (174,177 square feet), and is zoned residential with allowable gross plot ratio of 1.4. That works out to a maximum floor area of almost a quarter of a million square feet, equating to approximately 300 apartment units.
The RoyalGreen condo launch comes hot on the heels of the Fourth Avenue launch two blocks away, as well as the Mayfair Gardens and Mayfair Modern launches further up Bukit Timah Road at King Albert Park MRT station. However those three are 99 year leasehold properties, for which pricing is expected to be 20% to 25% lower.

RoyalGreen Site Plans
The site is zoned low-rise. Hence it has a gross maximum plot ratio of 1.4 (ratio of allowable built up floor area to land area), which means that Royal Green condominium will be 5 storeys high.
That height is in keeping with the character of its immediate surroundings, as it is sits on the edge of a sprawling landed estate comprising a mixture of new and old (but still expensive) houses. The overall low-rise nature of the neighbourhood gives it a more homely, relaxed and less dense feel.
The site itself is a roughly squarish plot of land, fronting Bukit Timah Road on its north-north-east, and backed by the landed houses behind along flower-themed lanes such as Lily Avenue and Lotus Avenue.

ROYAL GREEN PRICE BACKGROUND
Allgreen Properties through its entity Sky Top Investments, paid SGD$477.94 million for the 174,177 square feet freehold Royalville site. No development charges were payable.
At a plot ratio of 1.4, this works out to permissible gross floor area of 243,848 square feet. Based on that, the land rate is about S$1,960 PSF PPR (per square foot per plot ratio).
After adding the development costs, including overhead, marketing, construction, and financing costs, the break even to Allgreen Properties could be in the region of $2,550 PSF.
The final sale price would depend on the margin above that. But in general, new freehold developments in prime locations like Bukit Timah and Jervois are averaging around $2,700 to $3,000. Even the 99-year leasehold Fourth Avenue Residences nearby is selling at close to $2,300 to $2,400 PSF.

Location. The Royal Green location is along Bukit Timah Road, beside Sixth Avenue. Bukit Timah is well known as one of the most upmarket residential districts in Singapore. The neighbourhood is an exclusively private residential area, with a mix of condominiums fronting the main road, and landed housing estates sprawling behind them.

MRT Station. The RoyalGreen condo location is a 3 to 4 minute or 280 metre walk to exit A of Sixth Avenue MRT station (DT7) on the Downtown Line. This line takes residents up to Bukit Timah Plaza, or down past the Singapore Botanic Gardens and Newton, to Bugis, Bayfront at Marina Bay, and Downtown station at the CBD.
The Downtown Line joins several lines on its way down – the Circle line at Botanic Gardens, the North-South line at Newton, the purple North-East line at Little India. Which makes it quite easy to get to a lot of places.

Shops, Supermarkets, F&B, Banks. There are no major shopping centres within walking distance of the Royal Green location. But for minor shopping needs, there is Sixth Avenue shopping centre, a neighbourhood mall with a few shops and a bank. And flanking the site, are rows of old shophouses that provide local colour as well as an eclectic mix of hawker and cosmopolitan fare, bars and bistros, and fast food joints.
As well as a Cold Storage supermarket outlet at Guthrie House around the corner off Sixth Avenue.
Other than that, the go-to place for basic necessities, is Bukit Timah Plaza. Here you can find almost everything – a supermarket, salons and clinics and banks, eateries and cafes, and a wide variety of shops and services. But of course, since Bukit Timah is relatively close to Newton and Orchard Road, most residents who want a more upmarket retail experience would head that way instead. Or they could take a short drive down Sixth Avenue to Holland Road and Holland Village, to browse the shops, or for a night out at the bars and restaurants there.

Schools & Educational Institutions. Bukit Timah Road is also notable for its string of well-established and renowned schools. These line the length of Dunearn and Bukit Timah Road, starting with Methodist Girl’s Primary and Secondary schools at its west end, to Nanyang Girls’ High, the National Junior College, Raffles Girls’ Primary, Hwa Chong International, Hwa Chong Institution, St Joseph’s Institution, the Singapore Chinese Girls School, and Anglo-Chinese School (Barker Road) at the Newton Circus end.
Added to that, we have a number of tertiary institutes and international schools, such as the NUS (Bukit Timah Campus), UBS Business University, Hollandse School, Singapore-Korean International School, Swiss School, and Chatsworth International School.
- Accessibility. The RoyalGreen location is a 5 to 10 minute drive via Eng Neo Avenue from the nearest exit of the PIE (Pan-Island Expressway), that leads to the expressway network criss-crossing the island. Alternatively the drive down Dunearn Road to Stevens or Scotts Road, to get to Orchard Road is quite quick these days with the viaducts.
Other possible points of interest: there will be a sheltered linkway to the pedestrian walkway along Bukit Timah Road and the bus stop. And by car, should take 10 to 15 minutes to get to Orchard Road, and about 20 minutes to the CBD.
