Welcome to the Botany at Dairy Farm. This is a new condominium for sale in Dairy Farm estate, in the Hillview area, off Upper Bukit Timah Road. It sits on a site bounded by Dairy Farm Walk, Dairy Farm Heights, and Dairy Farm Lane, opposite the German European School of Singapore.
While it is not very near an MRT station, being about 11 minutes walk from Hillview station, the Botany condo has one redeeming feature. It is close to the Central Water Catchment area of Singapore, with its expanse of lush greenery and reservoirs.
Incidentally, it is also likely to be the lowest priced new condominium launch currently.
Across the low-rise German European School, is Bukit Timah Nature Reserve and Dairy Farm Nature Park. These are protected nature reserves. Hence higher floor south-facing units will be assured of green views to Bukit Timah Hill, and the parks.
To the east and south-east across Bukit Timah Expressway, is the Upper Pierce Reservoir, and its surrounding forests. These form part of the Central Water Catchment area.
To the west, and north-west of the Botany at Dairy Farm, across Bukit Timah Road, is Hillview Estate. There we have the Bukit Batok Nature Park and Town Park, as well as Bukit Gombak.
Homes in the Hillview and Dairy Farm estates appeal to buyers who value a quieter and greener environment over convenience and attendant crowds. There is a more relaxed and laid-back feel here, of unwinding and being soothed.
In addition, studies have shown that homes fringing the Central Catchment water bodies and reserves, as this one does, are up to 2 degrees cooler than the rest of the island. And enjoy often fresher and less polluted air. With the current climate changes and rising temperatures, this is likely a plus point for potential residents.

The Botany Condo . Design Theme
The design leverages on the best features of the site, and especially the unique aspects of its character. As such, its architecture and landscaping will harmonise with the expanse of greenery surrounding the neighbourhood.
At the main entrance, the arrival deck will be open and welcoming, flanked by lush greenery. Similar open spaces will be set out in between blocks, to bring in lots of light and air to units.
The garden will feature several water bodies and small pockets of landscaping, evocative of spas and resorts. Nature is emphasised throughout the Botany condo. With the breezes ruffling through the trees, that will create a sense of peace and tranquility.
The communal facilities here also encourage connection to the outdoors, with indoor-outdoor settings and spaces woven through it.

The Botany at Dairy Farm condo is quite conveniently located too, where basic amenities are concerned.
Next door, across Dairy Farm Lane, is an upcoming mixed development that comprises Dairy Farm Residences and Dairy Farm Mall. Dairy Farm Residences launched for sale in 2019, and is fully sold out.
Dairy Farm Mall will cater to most of the basic needs of residents. It will house a food court and food joints, supermarket, retail shops, and a childcare centre. So it is fairly easy to pop over to pick up something you need, at a moment’s notice.
There are also a couple of other interesting marketplaces nearby. One is HillV2, a kind of upscale mall with a gourmet market and some lifestyle shops and F&B outlets. The other is the rather quirky Rail Mall, a bit old, with an eclectic mix of shops and cafes.
Both are quite attractive places to hang out at, whether for an evening of retail therapy, or lazy afternoon tea with friends.
But for serious shopping, it is better to take a bus or train down to the city. Hillview MRT station on the Downtown Line is around 11 minutes walk from the Botany condo. One could take a bus to the station too, from the corner of Dairy Farm Heights and Dairy Farm Road. And there will be pedestrian and cycling networks to provide active mobility options to surrounding areas as well.
Because it is in the great outdoors, that the Botany at Dairy Farm condo shines. It should strongly appeal to those who like looking at greenery, or who are outdoor or nature lovers. They can walk down to the Bukit Timah Nature Reserve and Dairy Farm Nature Park within a couple of minutes. Just a stroll in the park, seeing the sunlight dancing through the trees is therapeutic in itself.
Perhaps that’s why the Hillview and Dairy Farm area appear to have a high expatriate resident population. Good rental demand is also likely for this Dairy Farm condo, given its location just opposite the German European School Singapore (GESS), an international, co-educational, multi-lingual school.

The Botany Condo Site
This Dairy Farm condo site is a fairly regular-shaped plot of land located in Dairy Farm Estate. It is bounded by Dairy Farm Walk on its north, Dairy Farm Heights to its west, and Dairy Farm Lane to its south.
The main vehicular entrance will be from Dairy Farm Walk.
The land to the north and west of the site is empty right now, but is zoned for residential developments and a school in future. While to the south, across Dairy Farm Lane, is the German European School Singapore campus. The school building is 6 storeys high, except for a school field at its east end.
This means that higher floor south-facing units at the Botany condo could get views of Bukit Timah Hill. Especially as the nature reserves on Bukit Timah Hill are on higher ground.
Similarly, higher floors might get pocket views eastwards to the Central Water Catchment forests, and Upper Peirce Reservoir.

The Botany at Dairy Farm site covers 168,599 square feet. According to the URA (Urban Redevelopment Authority) Master Plan, it is zoned for residential development with a 2.1 plot ratio. This equates to a gross floor area of 354,060 square feet, before adding the balcony component.
URA awarded this site to the Sim Lian Group, in a Government Land Sale (GLS) on 11 March 2022. A joint venture of Sim Lian Land and Sim Lian Development Pte Ltd submitted the top bid of SGD$347,001,000.
The bidding for this site had been hotly contested and had drawn seven tenderers. A collaboration of United Engineers with Soilbuild Group had submitted the second-highest bid of $343.4 million, only 1% below Sim Lian’s bid.
These high prices and numerous bids could be due to the limited supply of new land, amidst continued robust demand. Especially as inventory levels of unsold stock are at a low too, and developers have been depleting their land bank.
Hence prices of condominiums in Singapore are still trending up. Prices in the vicinity have increased from $974 PSF in 2012, to $1,6xx to $1,7xx PSF for Dairy Farm Residences’ last few units in recent months. (Dairy Farm Residence is fully sold out.)
As for this Botany condo, Sim Lian’s winning bid price works out to a land rate of $980 (PSF PPR) per sq ft per plot ratio. After adding in all the financing and development costs, we are already probably looking at a breakeven of around $1,630 PSF.
So it would not be far-fetched to expect the average selling price here to be even higher than for Dairy Farm Residences’ last transactions. The best prices will probably be seen at the VIP Preview.

Location. The Botany condo location is within the private residential precinct that sits between Cashew Road and Dairy Farm Road. The estate comprises a mix of low to mid-rise condominiums, that has arisen around a landed housing enclave. It borders the Bukit Timah nature reserve on its south, and the Upper Peirce forests and reservoir to its east.
The landed estate has been here for a long time, one to three storey houses in a mishmash of styles. Their road names reflect their setting amidst nature reserves – with names like Cashew Crescent, Almond Avenue, Chestnut Drive.

Shops, F&B, Services, Supermarkets. Residents here will have access to Dairy Farm Mall just next door to the Botany at Dairy Farm location. The mall houses a food court, F&B outlets, shops, and a supermarket.
Alternatively, residents can take a 15 minute walk to the Rail Mall, or a short ride to HillV2 lifestyle mall. The Rail Mall is a row of conserved single-storey shops with a quaint charm and instagram-worthy facade. It offers a mix of shops, bars, and cafes in a rustic laid-back environment.
By comparison, HillV2 is a more upmarket “cool & hip” place. It is not a very big mall, but still manages to cater to most shopping and dining needs. Besides a pet shop and florist, services include dental and medical clinics, beauty and hair salons, and a tuition centre. The supermarket here, Hillview Market Place, helps to extend grocery shopping options for residents.
Eateries here offer a range of cuisine, from Japanese to Chinese, Korean, and Italian, besides local fare. There is a Starbucks outlet too, in addition to a couple of bistros and ice-cream creameries. The design of the mall gives it a cosy vibe with a sense of spaciousness. Needless to say, this is a popular hang-out for residents in the neighbourhood.

Nature / Outdoor / Leisure Activities. The nature reserves and parks opposite the Botany location is what makes this place special vis-a-vis other new developments.
Few places, old or new, have such quick access to a large nature park like this, with its cycling trails and walking paths. It is like having your own huge playground in your backyard for your kids to run around in. Being able to to hop over at a moment’s notice ought to encourage a more relaxed, healthier lifestyle too.

Nearest MRT Station. The nearest MRT station is Hillview station on the Downtown Line. It takes about 10 minutes to walk down Dairy Farm Walk and Dairy Farm Road to get to it. Not precisely very near or convenient.
But once you get onto the line, it is a pretty useful one. It goes down Bukit Timah to the Botanic Gardens (where it joins the Circle Line), then Newton, Bugis, Marina Bay, Fort Canning, and Bedok, before ending in Changi.

Schools & Academic Institutions. This same MRT line will also take your kids past the Bukit Timah education belt. Along this stretch are well-known schools like Nanyang Girls High, Methodist Girls, the National Junior College, Raffles Girls, NUS (Bukit Timah Campus), Hwa Chong Institution, Anglo-Chinese Boys (Barker Road), and Singapore Chinese Girls’ schools.
If you are aiming for a place in a primary school here, the irony is that it might be easier to get in than for the most popular ones in HDB heartlands. That’s because the density of housing in the Bukit Timah area is lower, so the competition is lesser.

Accessibility. Drivers should find the Botany condo location fairly convenient. This part of Dairy Farm Road is just a couple of minutes’ drive to the exit onto Bukit Timah Expressway. From there, turn north to get to the (SLE) Seletar Expressway and Woodlands Causeway, or south to get to the Pan-Island Expressway (PIE).
