This project is not within easy walking distance of an MRT station. However its location right beside, and with unblocked panoramic views of Jurong Lake and gardens, makes it still rather attractive. Moreover its position on the doorstep of Jurong Lake District, dubbed the “CBD of the West”, is promising. It should gain from the transformation of this district into Singapore’s largest business centre outside of Raffles Place / Marina Bay.

Summary of the Lake Garden condominium’s main attractions:

  1. Situated in the neighbourhood of Jurong Lake District, that comprises Jurong Gateway and the Lakeside Precincts. This is on track to become a unique business + leisure + residential hub, and the biggest outside the city centre.
  2. Jurong Gateway will be the commercial centre of Jurong Lake District and the West Region. Spanning 70 hectares around Jurong East Station, it will cater to diverse businesses, and create jobs close to residents here. Plans are to build up to 500,000 square metres of office space, that incidentally could provide a potential tenant pool. These will be supported by up to 2,800 hotel rooms, and 250,000 sq m of retail & entertainment space.

  4. The LakeGardens condo will hence be well served by shopping malls in the vicinity. Existing ones include JEM, JCube, Westgate, and IMM.
  5. One of the most attractive things about this development, is possibly the fact that it sits right beside Jurong lake. In fact like almost within the gardens of the lake itself. Nothing gets in between; not a building, not even a road. This affords wide, completely unobstructed views to the waters of the lake and the greenery of the gardens. And the best part is that these views will all be east-facing. No west sun, as is often the case with places having such views.
  6. The architects have managed to capitalise on these views. Close to 75% of the Lake Garden Residences units overlook the lake and its gardens. This is further augmented by Sky Decks and Sky Terraces with even wider panoramic views.

  8. Jurong Lake and its various Gardens don’t just provide views. They also offer parks to roam in, and outdoor activities for the sports enthusiasts, literally at their doorstep.
  9. URA is building a lakeside village across the lake as well. The sprawling dining, shopping, entertainment and hotel complex, along with the new world class Science Centre, will be part of a new integrated Tourism Development. Jurong Lake District is being envisaged as a new tourism precinct for Singapore.

  11. The site is pretty close to major expressways like the PIE and AYE too, that links across the island to Changi Airport.

    URA’s Plans for Integrated Tourism Development

    In 2008, URA unveiled its grand master plan blueprint to transform Jurong Lake District (JLD) into a new growth area. This area would span 360ha (around the size of Marina Bay), making it the largest regional centre outside the CBD.

    It would comprise two precincts: a commercial hub at Jurong Gateway, and a recreational and leisure centre at Lakeside.

    The URA envisioned JLD as a vibrant mixed-use business district, a unique lakeside destination for work and leisure. Dubbed the “CBD of the West”, it will have its own live-in population, and a lively street scene.

    It will have over 100 hectares of parks, greenery, and open spaces too, including the 90-hectare Jurong Lake Gardens. These will flow into the surrounding neighbourhoods as well.

    JLD is also being prioritised for public transport. More land will be allocated to paths for cyclists, pedestrians, and active mobility users.

    The district enjoys good MRT connectivity too. The East-West and North-South lines currently serve residents here. The Jurong Region Line and Cross Island Line are being added, to complete by 2029 and in the 2030s respectively. These will connect people to major business centres and education hubs, across the West and Central regions, within 30 minutes.

    The Jurong Region Line will link to the Jurong Innovation District, Nanyang Technological University, and Jurong Industrial Estate. The Cross Island Line will connect to developments in the east and north-east, and to Changi Airport.

    JLD’s infrastructure is also planned to support sustainability, reduce energy usage, and overall create a better living environment. This includes being a test bed for the “intensive smart nation initiative” as well.

    By 2040 to 2050, JLD will add 100,000 new jobs and 20,000 new homes, bringing fresh vibrancy to the west.

    Not forgetting that the west region is home to Singapore’s two top universities as well, providing a wide talent pool.     Centred around Jurong MRT station, Jurong Gateway is the commercial hub of JLD and the west region of Singapore.     This is undergoing development into a major leisure destination with a family-friendly waterfront promenade and park. In fact, Jurong Lake Gardens will be Singapore’s first national gardens in the heartlands.

    It includes Lakeside Gardens that opened in April 2019, with its water-play and nature-themed areas, sports and recreational facilities, and restored wetlands.

    The rest of Jurong Lake Gardens is set to be ready progressively from 2021. A lakeside village will offer shopping, dining, and boutique hotel stays by the waterfront. A new waterway will also be created to bring the lake nearer to Jurong Gateway.

    Along with that, the new world-class Science Centre beside Chinese Garden MRT station is set to complete around 2025. Plans are in the offing too, for four or five other new edutainment attractions, set against the scenic lakeside backdrop.

      The LakeGarden Site Plan

      The Lakegarden Residences site is a mid-sized one, covering around 129,000 square feet of land. The plot is roughly rectangular in shape, with its long sides on its east and west frontages.

      On its north is Lakeside Tower, another private residential development. To its south is Park View Mansion, that is also being redeveloped into a new condominium.

      The east frontage is undoubtedly its best facing, and greatest asset. This side immediately borders Lakeside Garden, and offers wide unblocked views of the waters and gardens of Jurong Lake.

      THE LAKEGARDEN RESIDENCES PRICE BACKGROUND

      Winville Investment, a unit of Singapore-listed Wing Tai Holdings, paid SGD$273.89 million for this site. Their offer topped the collective sale bidding in May 2022, of what was originally Lakeside Apartments.

      According to the URA Master Plan, the site zoning is for residential use, with a 2.1 plot ratio. This is the ratio of built-up floor area to land area. On that basis, the maximum Gross Floor Area (GFA) here would be around 281,772 square feet.

      This works out to roughly $1,200 PSF for land cost alone, after adding the Land Betterment Charge, to top up the lease back to a full 99 years.

      When we add in development costs including overheads, financing and marketing, the breakeven is likely around $1,800 to $1,900 PSF. The final selling price after factoring in the margin, has not been finalised yet.

      The LakeGarden Singapore will be developed by Winville Investment, a subsidiary of Wing Tai Holdings.

      1. Location. The LakeGarden condo location is on the doorstep of the growing Jurong lake District. The site itself is accessed via Yuan Ching Road on its west, and directly fronts Jurong Lake to its east. This is an established residential estate with a mix of both HDB and private housing.

        The location is also close to other growth and technology hubs like the Jurong Innovation District and International Business Park.

      2. Shops, Supermarkets, F&B, Banks. The LakeGarden location in an established housing estate means it is well-supported by amenities. There is the main retail cluster around Jurong East MRT station, comprising Jem, Westgate, and IMM. While these provide a full range of shopping and food options, they are not within easy walking distance. Residents will need to take a ride there.

        So for simple daily shopping needs, it is probably easier to drop by the usual HDB neighbourhood shops nearby. The Taman Jurong Market & Food Centre, and Taman Jurong Shopping Centre, a small neighbourhood mall, are 6 to 7 minutes walk across Yuan Ching Road.

        There are also plans to set up village-like shops and alfresco waterfront cafes among the gardens of Jurong Lake. These would be a lot nearer to hand then, just behind the site.

      3. Healthcare. The healthcare cluster serving the west region is a short walk from Jurong East MRT station and Bus Interchange. It comprises Ng Teng Fong General Hospital (NTFGH) and Jurong Community Hospital (JCH).

        This is the first pairing of hospitals in Singapore to be built together from the start, as an integrated hub. They complement one another for better patient care, convenience, and efficiency. JCH allows patients who no longer need acute care, to recover in a more suitable stepped-down setting.

        Given the advantage of being planned from the ground up, they are designed to be eco-friendly too. The landscape lighting and hot water supply are powered by solar energy. Harvested rainwater is used for watering the rooftop gardens.

        This healthcare hub is plugged into the community as well. It is seamlessly linked to the surrounding malls, retail shops, and eateries.

      4. Leisure, Recreation, Sports. Jurong Lake Gardens park sits practically at the doorstep of residents here. This 90-hectare park is the latest and newest of Singapore’s national gardens in the heartlands. Its first zone, Lakeside Garden, was revamped as a refreshing waterside park and re-opened in April 2019. Incidentally it won an Urban Land Institute Asia Pacific Award for Excellence.

        The rest – comprising Japanese Garden and Chinese Garden – are undergoing re-development and set to open in 2023 / 2024.

        The whole will be a green sanctuary for families when fully completed. It includes a 70-hectare lake with over 10KM of active waterfront set amidst greenery. There will be a variety of water activities and recreational facilities around the lake. There will be opportunities for nature walks and birdwatching among restored wetlands and sprawling grasslands. Also waterfront play experiences for kids.

      5. Nearest MRT Station. The Lake Garden location is about 1.2KM, or roughly 15 minutes walk to Lakeside MRT station. While seemingly far from town, this station is actually just 12 stations or around 30 minutes ride to Raffles Place.

        Lakeside station is on the East-West MRT line which runs right across the island, joining the west region to Changi Airport in the east. Along the way, it passes the One-North precinct with its research hubs and science parks.

      6. Accessibility. The LakeGarden Residences location enjoys quick access to / from the expressway network. It is less than 2KM from the nearest exit to the Ayer-Rajah Expressway, and 3.5KM from the PIE. These allow for fast travel to the rest of the island. For instance, an off-peak drive to Changi Airport can be done in half an hour.
