The word “Van” in Van Holland, is a prefix in Dutch, meaning “of” or “from”.
The Van Holland condo occupies the site of the former Toho Mansions, directly across Holland Road from Holland Village. Here you have the lifestyle precinct and eateries of Holland Village on your doorstep.
You also have Holland Village MRT station 270 metres or 4 minutes walk away. In addition, a new mixed development is being built in the middle of Holland Village, by Far East Organisation. This new extension, called One Holland Village, is set to add even more buzz and interest to the neighbourhood.
Van Holland will enjoy sheltered access to both the station as well as One Holland Village, via a direct covered link bridge.
Holland Road stretches from the Singapore Botanic Gardens and Dempsey Hill on the edge of Orchard Road, past Holland Village, and onto Henry Park, Mount Sinai, and Pandan Valley.
The Van Holland condo itself sits on elevated grounds midway along this stretch, facing Holland Village, and within one of Singapore’s most upmarket landed estates. It counts the Good Class Bungalow (GCB) areas of Leedon Park, Oei Tiong Ham Park, Cornwall Gardens, and Belmont Road as its neighbours.
Holland Village has been heavily influenced by its European legacy, and over the years has acquired a distinctive character and charm that draws both locals and expats.
It has also developed into something of a creative commune and incubator for local musicians, artists and entrepreneurs. By day it is an urban village for lifestyle activities. By night, it becomes a dining destination with its “hang loose” atmosphere, trendy pubs, cafes and restaurants.
URA (the Urban Redevelopment Authority) has classified Holland Village as an “identity node”, which means its ambience and character will be preserved. Indeed, plans are afoot to enhance it with new retail outlets, upgraded streetscapes, and public spaces that are in keeping with the existing scale of the place.
Given its location on the doorstep of Holland Village, Van Holland condo residents can walk over to tap onto all those amenities, while retaining their own privacy across the road.
Van Holland Singapore . Background
The Van Holland site was formerly that of Toho Mansion, that was put up for sale. KBD Ventures, an entity of construction and property developer Koh Brothers, topped the bidding for the site with an offer of SGD$120.43 million, in March 2018.
At that time, Mr Francis Koh, managing director and group CEO of Koh Brothers said, “We are excited to have won this prime and rare freehold site that is in the heart of the vibrant Holland Village lifestyle enclave.”
He also said that Koh Brothers intended to create a fresh concept for the Van Holland condo, that will offer an integrated seamless experience with the great connectivity and convenience of this up-and-coming neighbourhood and its highly anticipated plans for a makeover.
The freehold Toho Mansion, with a land area of 4,427.8 square metres (47,660 square feet), is zoned residential with permissible plot ratio of up to 1.4. This allows it to be developed to a maximum gross floor area of 66,725 sq ft of built up space, or roughly 80 apartment units.

Van Holland Singapore Site Plan
The Van Holland condo site is a slanted roughly rectangular parcel of land along Holland Road, with its south boundary facing the road and Holland Village.
All the land on this side of the road is zoned low-density and low-rise, with a plot ratio of 1.4. This means the apartment blocks here are no more than 5 storeys high, and the landed houses are mainly one or two storeys high only.
On the north-west of the Van Holland condo is Urban Edge @ Holland V, a small 5-storey high development of 31 units that completed in 2007. While to the north are the sprawling landed housing estates of Ford Avenue and Leedon Park. Featuring beautiful houses with landscaped grounds and private pools, some of them the designated Good Class Bungalows.
Even across the road, where Holland Village and the upcoming mixed development are, the land is zoned no higher than mid-rise. This gives an open feel to the Van Holland condo development and allows for good wind flow and a more relaxed setting.

Koh Brothers through its entity KBD Ventures, paid SGD$120.43 million for the 47,660 square feet freehold Toho Mansion land.
Zoned for residential use under URA’s Master Plan with a plot ratio of 1.4, the site has a high development baseline. So no development charge was payable.
With that plot ratio, we can get a gross floor area of 66,725 square feet. This works out to a land rate of S$1,805 PSF PPR (per square foot per plot ratio).
After factoring in all development costs, including for marketing, financing, overheads and construction cost, the break even to Koh Brothers is possibly in the region of $2,500 to $2,600 PSF for a luxury product.
For the VIP Preview, the Van Holland selling prices ranged from around $2,7xx PSF for the biggest units, to about $3,1xx PSF for the best facing or smaller units. This compares quite well with the 99-year leasehold Holland Village Residences across the road, that is selling at around $2,5xx to $3,3xx PSF.

Location. The Van Holland location is along Holland Road, directly opposite Holland Village. This is in District 10, traditionally one of the most exclusive residential enclaves in Singapore. It is part of the prime residential zone that stretches from Bukit Timah in the north, to the Pandan Valley end of Holland Road, past Tanglin and Orchard Road, and down to the River Valley area at the edge of the Central Business District.

Shops, F&B, Supermarkets, Banks. The Van Holland condo location is convenient where grocery shopping, dining, and everyday needs are concerned. Just cross the road to Holland Village, a lifestyle enclave bustling with life and activity and a subtle cosmopolitan charm. It is a trove of culinary delights, al fresco cafes and decadent desserts, fine dining and gourmet takeaway joints, and organic food outlets and wine cellars.
There is also a creative vibe or “Bohemian” air to Holland Village, that attracts a commune of budding entrepreneurs, musicians and local artists. Schools, Academic, Research Institutes. Highly rated primary schools near by include Henry Park, Fairfield Methodist, and Nanyang Primary schools, all within the 2 km radius.
In addition, the Van Holland condo location is two train stops northwards to Botanic Gardens MRT station on the Bukit Timah educational belt, and two stops south to the Buona Vista education and research belt, that includes tertiary institutions, business parks, and research hubs.

Accessibility. A 7 minute drive off-peak will take you to Orchard Road, while a 15 minute drive will bring you the Raffles Place / Marina Bay Business and Financial Districts. This site is also less than 10 minutes drive from access to the PIE (Pan-Island Expressway) and AYE (Ayer-Rajah Expressway).
