Here we present the Verticus condo launch. This is a new freehold residential development at 3 Jalan Kemaman, off Balestier Road in the central District 11 Novena area.
This review will cover the features of the Verticus condominium including its design, locational attributes, and pricing ranges.
The Verticus Condo · Design
The design of this development features a single 28-storey high tower, tall enough for most of its residents to overlook or obtain views in between surrounding buildings.
Levels 1 to 4 house the multi-storey carpark, while a sky terrace sits on the 5th floor. This allows the 162 residential units to be elevated, with apartments starting from the 6th floor upwards.
The 6th floor is about 30 metres above the road level, actually equivalent to a typical 10th storey height, as normal floor to floor distance is around 3 metres.
The main entrance to the Verticus condo is via Jalan Kemaman, a small cul-de-sac lane serving only the buildings along this short road.
Across Jalan Kemaman at this point, are a row of one to 3 storey high terrace houses. The good thing about that is that the Verticus gets to enjoy a pretty open outlook to its front and diagonally. Particularly as even the lowest unit is already at the 6th level.
A tennis court sits at the ground level of the project. This is an unusual find, as most freehold new launches are too small to accommodate one. In this case, it is not that the site is especially big. Rather, the architect has somehow found space for it, by placing all the facilities on the sky terraces at the 5th and 14 levels.
Level 5 is the main facilities area. Here are the leisure and lap and spa pools, lounges & decks, dining pavilions and kids play areas, gardens and terraces.
While the 14th floor sky terrace are where activities of a quieter or more meditative nature are located. Like yoga and reading areas, a sky gourmet bay and chill-out terrace. And the sky gym and lounge here take advantage of the views available from this level.

Verticus Singapore · Locational Attributes
The Verticus condo is being developed by Soilbuild Group Holdings, a local integrated property group in Singapore, on the site of the freehold former Kemaman Point.
Kemaman Point was sold to Soilbuild via a collective sale tender for redevelopment. It is situated within a mainly private residential area in Balestier, between Novena and Thomson.
Ian Loh, an executive director of Knight Frank Singapore that brokered the deal, said: “The new high-rise development will enjoy unblocked views towards Jalan Kemaman, over low-rise landed houses. We believe the new development will be sought after given the recent rejuvenation of the Balestier area, as well as the limited supply in the vicinity.”
Balestier is a pretty central location, quite close to Orchard Road and the CBD. On the whole, this estate is within 10 minutes ride from the Orchard Road downtown and 15 minutes from the CBD.
However it is an old area. So while rich in history with a great deal of character, a fair bit of it is rather run down.
Given its proximity to the city centre and the fact that much of it is freehold land, it is however, a prime candidate for rejuvenation and regeneration. As that happens, property values should rise in tandem.
In fact, pockets of that are already happening, with the Verticus condo development being the latest. In the process, hopefully some of the rich heritage of the place will be retained, along with its deserved reputation for good food.
One drawback with the Verticus condo, and this whole area for that matter, is that it is not within easy walking distance of an MRT station. The nearest station to walk to, is at Toa Payoh on the North-South line. To get to it takes almost 15 minute across the pedestrian bridge over the PIE, past Toa Payoh Town Park, to Toa Payoh town centre.

The nearest big retail centre to the Verticus condo, is at Novena MRT station. As the crow flies, around 1 km away. If you walk over via side roads, it should take about 20 minutes to cover the 1.3 km distance. Or a 5 minute drive down Thomson Road.
Over there are clustered Square 2 and Novena Square malls, with United Square slightly further down. These provide quite a good selection of eateries, shops, banking, and other services.
United Square is particularly known for its services geared to families with young children. It has quite a number of child enrichment / educational centres and outlets.
Novena is also an up and coming medical hub. It is being developed as one of Singapore’s main medical clusters, centred around Health City Novena.

The Verticus Condo Site Plan
The Verticus site is an almost perfectly rectangular-shaped parcel of land, tilted in a north-east / south-west direction, with its longer side fronting Jalan Kemaman.
In front of it across Jalan Kemaman are a row of low-rise terrace houses, while behind it are a couple of apartments. One of them, Ampas Apartments, is making way for a new condominium development now as well. So the views either direction, are not too bad.
With its relatively open surroundings, the apartments here should enjoy quite good wind flows too. However units facing Jalan Kemaman will also get the west sun at an angle.
The apartments occupy levels 6 to 28, interrupted in between by the level 14 Sky Terrace. From levels 6 to 24, there are 8 units per floor. These comprise a mix of unit types, ranging from one bedroom apartments, to 4 bedroom penthouses.

Above level 24, some of the units are merged to form bigger ones. So levels 25 to 27 have five units each, while level 28 has only three units.

THE VERTICUS PRICING BACKGROUND
The land for the development of the Verticus Singapore is that of former Kemaman Point. Soilbuild Group Holdings won the tender for the collective sale of this old freehold residential development with a bid of SGD$143.88 million, in June 2018.
This Verticus site spans an area of 43,820 square feet. Based on its 2.8 plot ratio under the Master Plan, the allowable total gross floor area is up to 122,670 square feet.
Inclusive of a development charge of around $6.1 million, this translates to a land rate of close to $1,222 per sq ft per plot ratio (PSF PPR).
Adding in all the necessary development costs, the break even could come up to about $1,7xx PSF. Less if we take into the account the 10% bonus balcony allowance.
The eventual selling price, after adding the developer’s margin, may possibly be over 10% to 20% above that.
While not precisely cheap, this is an easy $300 to $400 lower PSF PPR than for the nearest similar launch around the same time, Peak Residence at Upper Thomson Road.
Of course Upper Thomson can be said to be a slightly more upmarket location, but both are freehold, and similar distances to Novena Square, and the CBD.

The Verticus Location Features

Location. The Verticus is located in the Balestier neighbourhood, 10 minutes drive from Orchard Road, and 15 to 20 minutes from the Financial and Central Business districts of Singapore.
While not as convenient as developments within the city centre, or even at Novena / Newton nearby, one can get freehold properties here for less than leasehold ones over there.
- Nearest MRT Station. The Verticus condo location is about 950 metres, or 13 to 15 minutes walk to Toa Payoh MRT station, across the PIE. This is three stops to Orchard Road, and 7 stops or an 18 minute ride to Raffles Place.

F&B, Retail & Lifestyle Outlets, Supermarkets, Banks. There are no big shopping centres in the immediate vicinity of the Verticus condo location. But there are certainly lots of eateries and traditional coffeehouses, hawker stalls and confectionary shops lining the lanes around, and along Balestier Road itself.
The nearest neighbourhood malls are Balestier Plaza and Shaw Plaza, within 3 to 4 minutes walk. While the nearest major shopping cluster is around the Novena MRT station. Here one can find Square 2 & Novena Square, as well as United Square across the Newton / Thomson Road junction.
While these are not really very close by, being around 20 minutes walk away, they do provide a pretty complete range of retail and lifestyle offerings.

Medical Amenities. As part of the URA’s Master Plan, Novena is being developed into one of Singapore’s biggest healthcare hubs.
Clustered around the Tan Tock Seng Hospital, Health City Novena is a 17-hectare integrated medical complex that will incorporate related healthcare centres such as the Lee Kong Chian School of Medicine (Novena branch). The whole complex is scheduled to complete by 2030.
HEALTH CITY NOVENA NEAR THE VERTICUS CONDO LOCATION
Beyond healthcare, Health City Novena will embrace a wholistic eco-system undergirded by research & educational infrastructure. To support this, an ever larger workforce of healthcare professionals, many of whom will be expatriates, will be needed. This could possibly add to demand for housing in the vicinity.
- Island-wide Accessibility. The Verticus location is quite close, within 5 minutes drive, to the nearest CTE (Central Expressway) exits via Balestier Road towards Moulmein Road, and the PIE (Pan-Island Expressway) exits via Balestier and Thomson Roads. In both cases, in both directions of the expressways.
