The Wilshire Residences condo is a new mid-rise residential development at Farrer Road near its junction with Holland Road, less than 10 minutes drive from Orchard Road. It offers freehold homes in one of the top residential estates in Singapore, within 1 km from the very well regarded Nanyang Primary School. The Wilshire condo is also about 9 minutes walk to Farrer Road MRT station on the Circle Line.
The Farrer Road area where the Wilshire Residences is located, has long been an exclusive private residential neighbourhood. Apart from its proximity to Orchard Road, it is surrounded by some interesting places.
Just behind this estate and accessible via Holland Road or Bukit Timah Road, is the Singapore Botanic Gardens, a UNESCO World Heritage Site. It is a green lung in the heart of the city. A soothing oasis to relax in, and a cultural landscape with a rich variety of historic buildings, plants and features.
The Wilshire condo is also near to Holland Village and Dempsey Hill. Both are actually within walking distance if you don’t mind taking a 15 minute stroll. Each is a trendy lifestyle and dining hotspot, with its own character and ambience.
Holland Village, usually shortened to “Holland V”, is an enduring favourite that draws expats and locals alike. It exudes a slightly “bohemian” character with its artisanal culinary fare and pubs, arty shops, frame makers, old-time cobblers and the like.
Dempsey Hill, across Holland Road from the Wilshire Residences, is a park-like enclave dotted with dining, retail and lifestyle outlets housed in sprawling Colonial style buildings interspersed with lots of greenery.
About the Wilshire Condo Development
The Wilshire Residences will be a 12 storey building comprised of 2 towers, with 4 apartments per floor in each tower. The units start from the 2nd floor and go up to the 12th floor, with a roof terrace on top.
The site is an unusual one. It possesses an undulating terrain, with a land profile difference of over 10 metres. This allows for a terraced site and interesting massing. The 2 towers make use of the terracing to lift its base upwards. One tower is rotated sideways to connect to the other so as to create larger communal spaces at the 1st and 2nd storeys and roof terrace, and generate interest and visual relief.
From the project there is a choice of views. West towards Holland Village, South-East towards Dempsey Hill, East towards the Singapore Botanic Gardens, or North towards Victoria Park. To minimise the hot west afternoon sun, most of the apartments are aligned in a North / South, or East orientation. The largest units, the 4 bedroom + guest types, face the Botanic Gardens.
There are two levels of basement parking. This also serves to raise the 1st storey of the Wilshire Residences condo above the traffic of Farrer Road, and allows for an enhanced landscaping experience. The façade of the two towers are kept unassuming and simple too, to complement the landscape design.
About the Site
The site of the Wilshire Residences was originally occupied by the former Wilshire condo. This was sold in an en bloc or collective sale in January 2018 to a partnership of TE2 Development, Roxy-Pacific Holdings and Kim Seng Holdings, for a cool SGD$98.8 million.
The original Wilshire condo was an eight-storey building. Under the Master Plan 2014, the site is zoned for residential use with allowable plot ratio of 1.6. However the existing GFA (gross floor area) equates to a plot ratio of 1.643. Which exceeds the 1.6 plot ratio under the master plan.
So the new Wilshire Residences will get to keep that higher plot ratio. Based on that, it can be re-built up to 12 storeys high.
According to Ms Suzie Mok, Savills’ Senior Director of Investment Sales who brokered the deal, “Quality boutique sites in the likes of The Wilshire . . . will continue to attract boutique and mid-sized developers who take the view of an upturn in the prime residential segment.”

The Wilshire Residences Floor Plans . Design Features
The Wilshire floor plan layouts are specifically designed for clear zoning between the living and resting spaces, corresponding to the more open vs the more private areas respectively.
Guest rooms are also designed with the flexibility for amalgamating with the living / dining areas to form even larger spaces. Master bedrooms have been enlarged, and provided with curtain-wall corner window detailing. Units at the top-most levels, the penthouse units, have living rooms with double-volume, extra high ceilings.
Smart Home Provisions

Wilshire Residences Site Plan
The Wishire Singapore site is a kite-shaped parcel of land, at the corner of Farrer Road and an access road that leads to Sutton Place and Waterfall Gardens as well. Buildings in the vicinity are generally mid-rise, around 12 storeys high. This gives the place an uncongested feel.
In addition, the Wilshire Residences is fortunate that the residential buildings of both Levelz to its north, and Sutton Place to its east, are set some distance from it. While Waterfall Gardens to the south of the site is separated from it by the access road. Hence the Wilshire condo residents will enjoy greater privacy, and a more open relaxed outlook.

THE WILSHIRE PRICE RANGES
Pricing is in the $2,4xx to $2,5xx PSF range. This is slightly below the $2,6xx to $2,9xx PSF range for freehold launches in the Newton / Balmoral neighbourhood, and $3,2xx to $3,6xx PSF for those in the Orchard / Cuscaden Road area.

The Wilshire Singapore at Farrer Road was sold to the joint venture led by Roxy-Pacific Holdings, for SGD$98.8 million. This purchase price works out to a land rate of SGD$1,536 per square foot per plot ratio (PSF PPR).
The site came with a high development baseline, so no development charge was payable. However the land rate could be reduced to $1,455 PSF PPR if a development charge of $4.1 million was paid for an extra 10% bonus gross floor area (GFA) for balcony space.
After factoring in all the development figures, such as for construction, consultants and fees, financing, marketing and overheads, the break-even cost to the developer could come to around $2,100 PSF.
There have been no recent new condominium launches in the vicinity to compare with, but those in the Novena / Newton area are pricing at around $2,400 to $2,700 PSF. That should provide a rough indication. Especially as those in the Orchard Road and River Valley areas not too far away are going at $3,xxx to close to $4,000 PSF.

Location. The Wilshire location is in the Farrer / Holland Road area. This is a popular and established enclave with an upmarket District 10 address. It is part of the private residential zoning that runs along Holland Road, stretching from the Pandan Valley end up to the Tanglin end, and onto Orchard Road.
This area keeps its value well, appealing to both owner-occupiers and investors. Particularly those looking for freehold property in a prime location that is more affordable than those in the Orchard / Nassim areas.
Nearest MRT Station. This place is about 680 metres, within 9 minutes walk, from Farrer Road MRT station on the Circle Line. It is one stop upstream to Botanic Gardens station, and one stop downstream to Holland Village station. From there it is another stop to Buona Vista interchange station with the East-West line.
Shopping, Banks, Dining, Supermarkets. About 10 minutes walk from the Wilshire location along Farrer Road, we have the Empress Road market and food centre, and a handful of shops.
Or a slightly further walk of about 15 minutes will bring you to Holland Village, a favourite haunt among many. Known for its trendy eateries and bars, and selective shopping, and as a great place for relaxing in or chilling out with friends. It also provides for mundane needs with a Cold Storage supermarket, bank branches, cafes and cobblers, and fast food joints.
And for heavy duty shopping needs, there is always Orchard Road within a 10 minute drive.
Lifestyle Amenities. Besides Holland Village, we also have Dempsey Hill nearby. A lifestyle hub and foodie’s delight in a park-like setting, with lots of old world charm in its single storey colonial-era buildings.
And there is also the Singapore Botanic Gardens within 5 minutes drive or one MRT station away. A lovely place for a pleasant evening stroll, or a leisurely meal with friends amidst its relaxing greenery.
Schools & Educational Institutions. Nanyang Primary School is within 1 km from the Wilshire condo location.
Besides that, up the road we have the Bukit Timah education belt with its many brand name schools and academic institutions. Like Raffles Girls’ Primary, Anglo-Chinese School (Barker Road), Hwa Chong Institution, National Junior College, and NUS (Bukit Timah Campus).
Accessibility. Orchard Road is something like 10 minutes drive from the Wilshire location. And to Raffles Place, it should take less than 15 minutes in clear traffic.
The site is also about 5 minutes drive from the nearest PIE (Pan-Island Expressway) exit, and 8 minutes to the AYE (Ayer-Rajah Expressway).
