It is one of the most truly convenient sites around. Haus on Handy is just across Handy Road from The Atrium @ Orchard and an entrance to Doby Ghaut MRT station, and between Plaza Singapura and The Cathay.
The area has also developed into an education hub of sorts, with the sprawling campus of the Singapore Management University almost on its doorstep, stretching from Doby Ghaut to City Hall. Then there is SOTA (School of the Arts) a couple of doors away, and NAFA (Nanyang Academy of Fine Arts) and Lasalle College of the Arts (McNally Campus) within walking distance down Selegie Road.
The Haus on Handy development itself sits between two green lungs in the city – Fort Canning Park to its south, and Mount Emily Park and the grounds of The Istana to its north.
About Haus on Handy Condo
The land parcel is an interesting one. It hugs the side of Mount Sophia, sloping from Sophia Road at the top, to Handy Road at the bottom. Very few sites in Singapore are on such a steep gradient, since we are a notoriously flat city.
This offers exciting architectural possibilities. It will be more expensive to build, but the eventual development will be unique and distinctive.
Besides that, Haus on Handy enjoys one big advantage over the many residential developments at the top of Mount Sophia – that of ease of accessibility.
While on paper they look very close to Doby Ghaut station too, being up on the hill top means climbing up and down a long staircase to get there. (See photo here of the Haus on Handy site, that also shows the staircase on the left of it.)
Whereas for this development, you get the conveniences of entering at either the Handy Road end that is level with Orchard Road, or the Mount Sophia end up the hill. With the difference in height taken care of by lifts within the project.
Haus on Handy will comprise two blocks, one 9 storeys, and the other 12 storeys high, totalling only 188 units, with a basement carpark. Being on elevated land, high floor units will be able to overlook MacDonald House in front of it, with views beyond.
Another special feature will be a heritage house that currently sits at the top, the Mount Sophia end of the site. It will be converted into a clubhouse, the Club Haus. Such conservation buildings can be delightful, once refurbished with its own unique mix of the old and the new.
Haus on Handy Singapore . As Investment
CDL Regulus, a subsidiary of City Developments Limited, clinched this site in a government URA land sale tender at a winning bid of SGD$212.2 million, out of a field of 10 bidders. The very competitiveness of this tender is testament to the desirability of the location.
Besides Doby Ghaut station, an interchange of 3 MRT lines, within 2 minutes walk, and an education hub and Orchard Road shopping belt in front, there is the Raffles Place / Marina Bay financial and business districts within easy reach 2 train stops away.
Little wonder then, that this neighbourhood attracts good rental demand, and enjoys one of the highest rental yields on the island.
This perhaps accounts for the demand from investors and healthy property transactions in the neighbourhood. The last new project was the 99-year leasehold Sophia Hills located on the hill-top behind Haus on Handy, that is now fully sold.
CDL has a time-tested reputation for quality products, that are highly regarded and well-received. They are also very selective in the projects they work on. HAUS ON HANDY CONDO SITE PLAN
The Haus on Handy site is an irregular L-shaped parcel of land, orientated in a roughly north-east / south-west direction. The main arm spans between Handy Road at the bottom, to Mount Sophia at the top. This section is zoned at 2.8 plot ratio.
At the top of the site, along Mount Sophia road, is the thinner arm of the L-shape. This section of the site is zoned at 1.4 plot ratio. There is an existing old colonial bungalow on this plot at 12 Mount Sophia, built in 1892 by Crane Architects. (The red-roofed white two-storey building at the top left corner of the site.)
It was variously known as the House on the Hill, or Tower House when it was part of Methodist Girls’ School. With louvred wood windows and doors and beautiful ironwork grilles, it has been slated for conservation. CDL will turn this into a clubhouse, that will add a special touch to the character of the project.
Haus on Handy itself is tucked between two other residential projects – Suites at Orchard on its west, and NOMU on its east. At the top to its north-east, across Mount Sophia road is Sophia Hills, a 99-year leasehold project that was the last launch in this area, that sold out recently.
The front of the site faces the 11-storey MacDonald House across a strip of common green, giving it a bit of breathing space.

HAUS ON HANDY PRICE RANGES

The land parcel was launched for public tender on 30 November 2017 under the second half 2017 Government Land Sales programme. It drew a total of 10 bids due to its “…excellent locational attributes and proximity to various amenities”.
City Developments Limited (CDL), through its subsidiary CDL Regulus, emerged as the top bidder and was awarded the site on 7 February 2018. It had lodged the winning bid of $212.2 million, equivalent to $1,722 per sq ft per plot ratio (PSF PPR) based on its GFA of 123,204 sq ft.
Colliers International’s head of Singapore research, Tricia Song estimated the break-even cost for Haus on Handy at $2,300 PSF after taking into account all the development, admin, financing, and marketing costs. She reckons selling price could be around $2,650 PSF.
However given that Martin Modern, another 99 year leasehold project in the Orchard Road area at Clarke Quay, is currently selling at about $2,600 to $2,800 PSF (having risen from its original launch price of around $2,400 PSF), one would expect Haus on Handy to be priced higher after its initial launch.

Location. The Haus at Handy location is in the Orchard Road precinct, Singapore’s busiest shopping street and the centre of its priciest and most upmarket real estate.
Homes in the Mount Sophia area are slightly more affordable than those at the Nassim and Tanglin Road end of Orchard, partly because they are up the hill. However, Haus on Handy, being accessible from Handy Road, offers greater convenience and closer proximity to the amenities, and so can fetch a better value.
Shops, Dining, Banks, Supermarkets. The Haus condo location, being on the doorstep of the shopping heart of Singapore, is well supplied in this respect. Besides Plaza Singapura and The Atrium @ Orchard in its immediate vicinity, there are the malls and banks and F&B choices lining the entire length of Orchard Road.
In the other direction, towards Bras Basah and Selegie, we also have a wealth of food haunts and outlets, from local street food, to cafes and fast food, and fine dining.
- Nearest MRT Station. The upcoming Haus on Handy location is directly opposite Dolby Ghaut MRT Station, that operates as an interchange for the North-South Line, North-East Line, and Circle lines. The Bencoolen Downtown Line train station is also about 400 metres away, adding to the ease of commuting in this area.
Schools & Educational Institutions. Where primary schools are concerned, Haus at Handy is within 1 km of St Margaret’s Primary School. Within the 2 km radius, we have St. Joseph’s Institution Junior, River Valley Primary, Anglo-Chinese School (Junior) and Stamford Primary.
In addition, the Bras Basah / Selegie area has morphed into something of an education hub, that include the Singapore Management University campus buildings sprawled between City Hall and Doby Ghaut. Then there are the art schools and colleges clustered around Selegie.
Accessibility. The Haus on Handy location is accessed via Handy Road, off Orchard Road. From there you can get onto the CTE (Central Expressway) quite quickly by looping around Penang Road, or drive down Bras Basah Road to get onto Nicoll Highway, or the ECP (East Coast Parkway) or AYE (Ayer-Rajah Expressway).
