Klimt Cairnhill off Orchard Road · The Location
This site, being along Cairnhill Road, sits on the boundary of the Orchard Road precinct, the heart of Singapore’s prime district 09. It lies within a mostly residential enclave that comprises other high-end condominiums, as well as a row of conserved heritage shophouses, and luxury hotels.
The Klimt Cairnhill location is convenient to most stuff. It is roughly 7 minutes walk from Newton MRT interchange station that connects the North-South and Downtown MRT lines. It is also an almost similar walking distance, via Anthony Road, to the famous (or infamous) Newton Food Centre.
One advantage of this site appears to be that there is a fair bit of breathing space around. Most of the buildings encircling it are of a low-rise nature, or are a bit further away.
Such as to its south, and south-east, where the row of low-rise shophouses opens out the view for quite a distance. And to its west, where the sprawling grounds of landmark Goodwood Park Hotel provides a similar unobstructed feel.
Like the shophouses, the Goodwood Park Hotel is a low-rise heritage structure, unlikely to be built up in future. So on those sides, the views should keep for some time.
But the nicest views could possibly be northwards, past Trendale Tower and The Scotts Tower, across Scotts Road. Just pocket views however, to the lush greenery of Goodwood Hill, with its old colonial houses scattered amidst a park-like area covered in mature trees.
Cairnhill Road is walking distance to Orchard Road, albeit a longish walk. Hence Klimt Cairnhill residents will be amply-serviced by the longest retail and dining street in Singapore, the Orchard shopping belt.
For a closer dining experience, there is Sheraton Towers Hotel within 5 minutes walk diagonally across Scotts Road.
There is a smaller retail, banking and dining cluster at Novena, less than 2 KM up Scotts and Newton roads. Over there are malls like United Square, Novena Square, and Velocity@Novena Square, with a good range of shops, F&B outlets, and supermarkets.
The Klimt Cairnhill location would likely appeal to families with young children looking for a home close to the Bukit Timah education belt too. The Downtown MRT line connects to several highly-regarded schools and international schools, colleges, and tertiary institutions, within a few stops from Newton.
This site is itself within 2 KM of brand name schools such as Anglo-Chinese School, River Valley Primary, St Joseph’s Institution Junior, St Margaret’s Primary, and so forth.

Klimt Cairnhill Singapore As An Investment
The Klimt Cairnhill condo undoubtedly occupies a plum piece of real estate. It is in a pleasant upmarket District 09 neighbourhood, a short walk to Newton MRT station. Tenure is freehold. It is also central, within walking distance to Orchard Road, and close to the CBD.
Many of the qualities that appeal to buyers looking for a home for themselves, could conceivably attract potential tenants too. Which fortunately this area has an ample supply of.
Besides the strong catchment of tenants from the Orchard Road and CBD fairly close by, there are those from the Novena medical cluster as well.
Novena is growing in importance and scale as a medical hub. Under URA’s Master Plan, it is on track to become one of Singapore’s largest healthcare complexes.
Even before all that, the Orchard / Newton / Novena area has traditionally enjoyed very healthy rental demand. Records from the URA website show an encouraging number of rental leases signed monthly.
On the face of it then, this project could appeal to investors looking for a solid property in a good location, as a safe haven to park funds in. Particularly as Singapore’s prime real estate is ranked currently among the most attractive in relation to those in financial centres globally. The Klimt Cairnhill Site Plan
The Klimt Cairnhill site is an irregularly shaped plot of land, accessed via Cairnhill Road along its eastern boundary.
It is actually an amalgamation of 4 land parcels, the biggest of which is from the former Cairnhill Mansions at the top of the site. The other three parcels came from 67 Cairnhill Road and two adjacent plots – lots 836C and 844T of Town Subdivision 27 – that were acquired subsequently.
The total adds up to a land area of 62,903 square feet. Not extremely big, but a very decent size for a freehold site. This allows the architect to create something with more ground for communal facilities and landscaping than many freehold sites can offer.
To the north of the site is another high-rise condominium, the Trendale Tower, but separated by a low-rise facilities section of Scotts 28.
Similarly to the south, the Klimt Cairnhill condo faces the high-rise Ritz-Carlton Residences, but again separated by some very nicely landscaped low-rise section of that as well.
It is to the south-east and west that the views open out, for mid to high-floor residents especially. Fringing the east of Cairnhill Road is a row of Peranakan conservation shophouses that create the breathing space on that side.
While to the west, in between the high-rise Scotts 28 and High Point condominiums, we have the spreading grounds of the low-rise Goodwood Park Hotel. Beyond that, across Scotts Road, are the Tanglin Club and the American Club.
Altogether, the unobstructed views on this side stretch for quite a distance. However the units facing this way will also get the west afternoon sun, so it is a mixed blessing.
The site layout revolves around a single 36-storey high tower, with the conservation bungalow at the foot of it. The facilities are spread over 3 levels, namely the ground floor or garden level, the 5th level, and the 14th floor where the Horizon Terrace is.

THE KLIMT CAIRNHILL PRICE BACKGROUND
The Klimt Cairnhill site comprises four land parcels merged together. The first and biggest of these is 69 Cairnhill Road, the site of the former Cairnhill Mansions.
The developer, Low Keng Huat purchased it in an en bloc sale for SGD$362 million, on 14 February 2018. It was the first collective land sale in the prime Cairnhill area for some time.
This freehold plot has a land area of 43,103 square feet, with a gross floor area of 156,581 square feet. Which means an effective plot ratio of 3.63, higher than the 2.8 for the vicinity.
Based on this plot alone, the land cost worked out to $2,311 per square foot per plot ratio (PSF PPR).
However subsequently, Low Keng Huat through its unit Glopeak Development, acquired three adjacent lots as well in June 2018. These land parcels included 67 Cairnhill Road and two much smaller plots, all freehold.
They cost Low Keng Huat another $100 million, and span some 19,800 square feet, with an allowable 2.8 plot ratio. This equates to a gross floor area of 55,440 square feet, working out to around $1,804 PSF PPR.
Which brings down the overall average land cost of the Klimt Cairnhill site to around $2,179 PSF PPR.
After factoring in the financing, overheads, marketing, construction and other development costs, the break even could be somewhere in the region of $2,750 PSF.
From there it is not hard to envisage a selling price in the $3,x00s range. As a comparison, freehold launches in the Orchard Road neighbourhood such as Boulevard 88, 3 Orchard-by-the-Park, and Nouvel 18, are averaging around $3,3xx to #3,8xx PSF.
Closer at hand, the last three remaining units at The Ritz-Carlton Residences next door are priced at around $3,8xx PSF.
About the Developer
The Klimt Cairnhill Singapore is being developed by Glopeak Development, a unit of Singapore-listed construction and property group Low Keng Huat (Singapore) Limited (“LKHS”).
LKHS began as a general building construction company in Singapore in 1969. Over the years it has played a significant role in the rising skyline of Singapore.
Today it is a diversified group with 12 associated companies & 33 subsidiaries involved in three core business areas – property development, construction and civil engineering, and property investment.
The Group is one of the largest civil engineering and construction firms in Singapore, in terms of capitalisation. It is also qualified to tender for public sector contracts of unlimited amount as an A1 registered contractor, the highest grade under the Building and Construction Authority (BCA) grading system.

Location. The Klimt condo location is at Cairnhill Road on the fringe of the Orchard Road precinct. From here it is about 2 minutes drive to Orchard shopping street, and less than 15 minutes to the Raffles Place and Marina Bay CBD and financial district. This is an upmarket central location that is likely to appeal to both owner-occupiers for its convenience, as well as investors looking for a safe investment property.

Nearest MRT Station. The nearest MRT station to the Klimt Cairnhill location is the Newton interchange station. This is about 500 metres or 7 to 8 minutes walk up Scotts Road. Or if you prefer a quieter route away from the main road, there is a pathway up Anthony Road, to the station.
From Newton station, on the North-South Line it is one stop to Orchard station and 5 stops or a 12 minute ride to Raffles Place. Or take the Downtown Line, which goes up Bukit Timah to the Botanic Gardens, and down to Bugis and Bayfront.

Retail, F&B, Supermarkets, Lifestyle, Banks. This site is 2 minutes ride to Orchard Road, the main shopping street of Singapore. You can get just about most things here, from high fashion and designer goods and electronic gadgets, to the most basic and mundane daily necessities. There are branches of all major retail banks, and a surfeit of F&B outlets, from fast food chains to hawker fare, to fine dining experiences.
Alternatively, you can take the train one stop up to the malls around Novena station. It offers a fair selection of shops as well, along with the usual eateries, food courts, child enrichment centres, and supermarkets.

Medical Amenities. The Klimt condo location straddles two notable healthcare hubs. The closer one at Mount Elizabeth, that includes Mount Elizabeth Hospital, and Paragon medical centre. This cluster is well known for its medical tourism.
And Novena, on track to being one of Singapore’s largest medical hubs. A sprawling 17 hectare integrated healthcare complex, set to complete by 2030, is being developed there under the URA Master Plan. Called HealthCity Novena, it will provide a full range of holistic health care services, from hospitals, to medical centres, to medical research and teaching institutes.

Schools. The Klimt condo location is within 1 KM of St Margaret’s Primary at Wilkie Road and Anglo-Chinese School (Junior) at Winstedt Road. It is also within 2 KM of other notable schools like Anglo-Chinese School (Barker Road), St Joseph’s Institution Junior at Essex Road, and River Valley Primary School.
In terms of travel via public transport like the MRT however, other institutions along Bukit Timah Road, though further away, might be easier to get to for children. Such as Raffles Girls Primary School, Singapore Chinese Girls’ School, Hwa Chong Institution.
- Accessibility. The Klimt Cairnhill central location allows quick access to the town centre and Central Business District. The site is also less than 2 minutes drive to the nearest CTE exit at Cairnhill Circle, and from there to the expressway network.
