The word “Neu” in the name comes from the German word “neue”, meaning “new”.
It is meant to allude to the new holistic lifestyle the development offers, as well as the modern, or new sophisticated architectural façade design.
The form is inspired by modern metropolitan buildings with clean vertical linear elements.
The bigger floor plate from the 7th floor up to its rooftop and curved curtain wall helps to create visual interest.
Dark grey is used as the background colour to create mysterious shadow casting, and reinforce the modernistic theme.
A 14th storey Sky Terrace is added as a visual break in the block. It also provides greenery in the sky, and allows residents a 360-degree view of the surrounding and city skylines.
The sky terrace houses a number of recreational facilities such as a starlight infinity pool, and horizon deck for star gazing and relaxation therapy.
There is a vertical garden with a semi-outdoor gourmet dining area located at the fringe of the sky terrace. Good for gatherings or al fresco dining.
The Horizon Lounge is another good spot for hanging out with friends. There is also an aqua gym for a workout. Or a spa pod or teepee hut-style day beds to relax at in the Neu Sanctuary.
About the Neu @ Novena Site
The site is located in District 11, generally seen as one of the three most prestigious residential districts in Singapore. Residential property around Neu at Novena condo are either higher end private condominiums, or older landed houses that have been there since colonial days.
In addition, we have Square 2 and Novena Square shopping centres diagonally across Sinaran Drive, around 5 minutes walk away. And almost directly across Moulmein Road, we have St Joseph’s Institution (Junior). Novena is also a growing medical cluster, with a large workforce.

The site’s proximity to Novena MRT station, plethora of retail and F&B offerings nearby, and progressive completion of Health City Novena, will continue to underpin both investor & occupier demand for high-quality homes in this area, for a long time to come.“
The plot of land on which the Neu at Novena condo will be built, is actually an amalgamation of two adjacent freehold sites at 27 Moulmein Rise. Previously, Grand Tower condominium stood there before it was purchased by 27MR in an en bloc sale. The old building was torn down but the site was not redeveloped.
27MR then sold the empty land to RH Novena, a unit of Roxy-Pacific Holdings, for S$106 million in end May 2018. The sale was brokered by Sakal Real Estate Partners, a boutique investment advisory and brokerage house.

Neu at Novena Site Plan
The Neu @ Novena Singapore site is a roughly triangular parcel of land, bounded by Moulmein Rise on two sides, and Sinaran Drive on the third. It is surrounded on all three sides by private residential developments. A mix of low-rise landed houses, and mid to high-rise apartment blocks and condominiums.
Among these, to its west, is the 99-year leasehold Soleil @ Sinaran condominium. This is a tall 40 storey high relatively new development. Useful for shielding the Neu at Novena condo from the full west afternoon sun, while being rather pleasant to look at.
The rest of the buildings around our site are much shorter, so the Neu @ Novena condo will enjoy a more open feel rather than being completely hemmed in. In fact there will be pockets of unobstructed views, such as over the landed homes beside it, and down Sinaran Drive towards St Joseph’s Institution (Junior) across Moulmein Road.

Roxy-Pacific Holdings paid SGD$106 million for the land for this project, that spans a total area of 22,198 square feet.
While the master plan plot ratio for this site is 2.8, the previous “as-built” gross plot ratio was close to 3.244. Hence Roxy-Pacific is allowed to take this as the working ratio, that equates to a maximum permissible gross floor area of 72,003 square feet.
This works out to a land rate of slightly over SGD$1,472 per square foot per plot ratio.
After adding in all the development charges, including for overheads, financing, consultancy and fees, admin & marketing, the break-even cost could be between $2,000 to $2,100 PSF.
Recent condominium launches around the Novena / Newton area are currently priced at roughly $2,500 to $2,700 PSF. This should give Roxy-Pacific room to price Neu @ Novena quite competitively. Especially considering the $3,xxx PSF pricing closer to Orchard Road, such as in the River Valley area.

Neu at Novena Singapore is being developed by RH Novena, a unit of Roxy-Pacific Holdings Limited. Roxy-Pacific is a home-grown real estate company with a track record that goes all the way back to 1967, and was listed on the SGX Mainboard in 2008. Their portfolio of properties is diverse and includes residential, hotel / hospitality and retail developments.

The Group is known for its small to mid-size residential projects, as these tend to be on mainly freehold land, which are seldom very big. Neu at Novena Location Features
Location. The Neu @ Novena condo location is at the Novena district, 5 minutes drive from Orchard Road off-peak, and 10 to 15 minutes from the Central Business and Financial zones of Singapore.
This area has always drawn both investors and owner-occupiers looking for freehold property in an upscale location, at a more affordable pricing than the over $3,000 PSF nearer Orchard Road.
- Nearest MRT Station. We are around 150 metres, or 2 to 3 minutes walk to the nearest Sinaran Drive exit of Novena MRT station from our side gate. From this station on the North-South line, it is six stops to Raffles Place, and two stops or 5 minutes to Orchard Road.
Shopping, Banks, Lifestyle Outlets, Dining, Supermarkets. One of the main attractions of the Neu @ Novena location is how close it is to a major shopping cluster and office blocks. We are 250 metres, less than 4 minutes walk up Sinaran Road, from the Novena Square and Square 2 malls. There is also United Square across at Thomson Road, 500 metres away.
This means we have an almost complete range of retail, service, and dining options available within walking distance. Such as shops, clinics, salons, fashion and lifestyle, child enrichment centres, a food court, fast food outlets, cafes & restaurants, and a supermarket.
Medical Amenities. Under the URA Master Plan, Novena is being developed as one of Singapore’s largest medical clusters. Health City Novena is a 17-hectare integrated modern healthcare complex that incorporates Tan Tock Seng Hospital and related healthcare centres, as well as the Lee Kong Chian School of Medicine (Novena branch). The whole complex is on track to complete by 2030.
HEALTH CITY NOVENA NEAR NEU AT NOVENA LOCATION
Health City Novena will extend beyond just healthcare, to embrace a wholistic eco-system that encompasses research and education, and related supporting services. To support this, we will need a growing workforce of healthcare professionals, both local and expatriate. This is expected to bolster demand for accommodation in the vicinity.
Schools. For families with young children, having good schools nearby is always a concern. Here we have St Joseph’s Institution Junior just across Moulmein Road from the Neu @ Novena location, easily within a 1 km radius. Within a 2 km radius, there are St. Margarets’ Primary (Wilkie Road), CHIJ Primary (Toa Payoh), Anglo-Chinese Junior at Winstedt Road, and Anglo-Chinese Primary (Barker Road).
