Parc Esta Condo . Locational Attributes
This sits on the edge of the Paya Lebar Regional Centre, part of URA’s masterplan to transform the area into one of Singapore’s business hubs, and an up and coming lifestyle neighbourhood.
The rejuvenation has already started with Paya Lebar Square at Paya Lebar MRT station, one train stop from Parc Esta condo. Paya Lebar Quarter beside it will complete shortly, and shows every promise of becoming the newest hip and cool happening place, mixing city style living with an east side ambience.

The ambience comes partly from the culturally rich heritage of the surrounding Katong and Joo Chiat areas, and partly from its bustling street food scene. This place is a culinary treasure trove, from traditional foods, to hawker fare, and now upmarket joints and cafes at Paya Lebar Square and Quarter.

SITE LAYOUT PLAN
The Parc Esta Singapore site is a 376,716 sq ft rectangular parcel of land, located in a slightly tilted north-south direction. Its long frontages face Changi Road on the south, and Sims Avenue on the north directly opposite to Eunos MRT station.
So the Parc Esta site basically straddles between Eunos / Paya Lebar to its north, and the Joo Chiat / Katong area to the south. Given its large land area, there will be a very wide range of facilities provided for this condominium.

The Parc Esta site was originally Eunosville.
Hongkong Land’s fully-owned MCL Land unit clinched this site through a collective sale, at a price of S$765.78 million.
This works out to a land rate of SGD$909 per square foot per plot ratio (PSF PPR) inclusive of a differential premium of S$194 million payable to the state. The differential premium was to top up the site’s lease back to 99 years, and to enhance its intensity to the 2.8 plot ratio.
Based on construction, overheads, and financing costs of about $550 PSF, the break even cost for the Parc Esta condo will be around SGD$1,450 PSF.
The tender for the site drew a total of 8 bids. The bids were competitive, an indication of its strong location opposite Eunos MRT station, and close to the city centre and Paya Lebar Central.

Location. The Parc Esta location in the Paya Lebar / Eunos / Joo Chiat enclave, is at the city fringe, 10 minutes drive off-peak from the Raffles Place CBD, Marina Bay Financial District, and Orchard Road shopping belt.

Shops, Banks, F&B, Supermarkets. It is next to Paya Lebar Regional Centre, that promises to be one of the most exciting growth areas around. Paya Lebar Square was the start; Paya Lebar Quarter continues the rejuvenation. The surrounding area will be transformed, making this one of the most interesting and fun places to be around.

MRT Station. On top of that, the Parc Esta location opposite Eunos MR station, around 100 metres or 2 to 3 minutes walk from it, makes it really convenient to get around. Especially since it is just one train stop to Paya Lebar Quarter with its big mall, and 7 stops from Raffles Place on a direct line. 5 stops from Changi International Airport in the other direction on the same line.

Schools. Quite a number of schools, both primary and secondary in the vicinity. For primary schools, there are a couple within the 1km radius: Haig Girls’ and Eunos Primary. Beyond that, between the 1 to 2 km radius, notable ones include Tao Nan, Maha Bodhi, Kong Hwa, Tanjong Katong Primary, and St. Stephens. Not that there is much chance of getting into Tao Nan outside the 1km radius based on proximity, but the other schools are generally good too.

Accessibility. The Parc Esta condo location is less than 1km from the nearest PIE (Pan-Island Expressway) entrance / exit, which gives it quick access to the network of highways around the island. About 15 minutes drive to Changi Airport.
