The Petit Jervois site is located in a cul-de-sac of Jervois Road that serves mainly Petit Jervois itself. The land parcel is a tilted squarish shape, orientated in a roughly north-north-east / south-south-west direction, with its entrance at the northern border fronting Jervois Road.

This is a mid-sized plot with a land area of slightly over 34,000 sq ft, and zoned at 1.4 plot ratio (ratio of built-up area to land area), the same density as for landed housing. The Petit Jervois condo will be 5 storeys high, surrounded by a mix of other similar low-rise condominiums and 2 to 3 storey high landed houses.

Generally a low rise neighbourhood, with the exception of Principal Garden on its southern side, that is currently under construction and due to complete in 2019.

The Petit Jervois site was previously Jervois Gardens, a freehold property that comprised two low-rise blocks of 14 maisonettes and 3 apartments at 30F and 30G Jervois Road.

In September 2017, the collective sale of Jervois Gardens was awarded to a subsidiary of SC Global, Brownstone Pte Ltd, for SGD$72 million, following a competitive tender of eight bids received.

Under the 2014 Master Plan, the Petit Jervois condo site is zoned for residential use. Given its plot ratio of 1.4 and freehold land area of 34,038 sq ft, SC Global’s winning bid of $72 million translates to land rate of about SGD$1,511 PSF PPR (per square foot per plot ratio).

After adding in development and construction costs for a luxury level project, we would be looking at break even costs to SC Global of about $2,300 PSF.

  1. Location. The Petit Jervois location in the Bishopsgate / Jervois area, is around 5 minutes drive from Orchard Road, and 10 minutes from the Raffles Place CBD / Marina Bay Financial District. This has traditionally been one of Singapore’s more upmarket private residential estates since its early days, and still retains pockets of colonial charm in some of the lanes.

  2. MRT Station. Most high-end homes are located deep within private residential estates. Their seclusion is almost equal to their exclusivity, as it is assumed that their residents drive. The Petit Jervois location is no exception.

    But if you do want to take the MRT, while the nearest station in direct line is Redhill, due to the cul-de-sacs here the actual nearest to walk to is the upcoming Orchard Boulevard Station This station is on the Thomson-East Coast Line (TEL) and is scheduled for completion in 2021. The TEL line will take you north to the Thomson area and Woodlands (including the interchange with the Johor Bahru RTS), or south to the Marina Bay and East Coast areas.

  3. Shopping, Banks, Supermarkets, Food. Close by is Orchard Road itself, the shopping heart of Singapore with its malls and department stores, pubs, restaurants, lifestyle shops, hotels, and so on lining both sides of the road

    We also have a good sized shopping centre at Great World City, that provides a complete range of retail outlets like a supermarket, banks, shops, as well as a food court, restaurants, cafes, and fast food joints.

  4. Schools. For families with young children, the nearest primary school is Alexandra Primary within the 1km radius. This is one of the more promising primary schools, that is fast building a reputation for itself. Slightly further afield, but within 2 km, we have River Valley Primary school, that is also highly regarded.

  5. Accessibility. The Petit Jervois condo location is roughly 5 to 10 minutes drive to nearest exit to the CTE (Central Expressway), that also leads to the expressway network across the island.
