The site is surrounded by landed houses and a handful of other 5-storey apartments in a low-rise almost exclusively private residential enclave. This is a mature well-established estate, with many long-time residents.
The Gazania condo should suit families with young children. Besides being a nice neighbourly environment, this location is also within 1 km of Maris Stella High (for the boys), and Paya Lebar Methodist Girls’ School (for the girls). In fact it is actually opposite Bartley Road from Maris Stella High, so your boys can just walk across to school via the MRT underpass, or over the overhead bridge, in 5 minutes. So the development would keep its value well, with good resale appeal.

Bartley had been rather undervalued till recently even though it is at the city fringe. But it has come into its own with the completion of the Circle Line, and looks set to boom in tandem with two major developments in the vicinity.
Opposite the Gazania condo, 5 minutes walk away, Bidadari has all the makings of an exciting mini-township. On the other side, going down Paya Lebar Road, is the Paya Lebar Master Plan Growth Area that is envisioned to become a major commercial hub with offices, hotels, and retail complexes.
The highest capital appreciation potential is often found in areas on the brink of development, rather than those that are already fully developed. The Gazania condo is an opportunity to ride on the back of those locations with growth potential.
The Gazania Condo . Site Attributes
Another important aspect is its size. New freehold residential developments tend to number less than 100 units. In fact, a large proportion are small, with less than 50 units, as freehold land can only come from re-cycling of existing projects.
The Gazania condo is rare in being a freehold site that is large enough to accommodate 250 units, which is within the optimal range. There is space for a full array of communal facilities without needing to levy high maintenance fees, due to having sufficient households to bear the cost.
And should owners wish to cash out and sell it for redevelopment in a collective deal when it gets old eventually, this site should be able to attract developers, for its medium-range size.

The Gazania condominium is being developed on the site of the former Sun Rosier. Sun Rosier was a four-storey high condominium comprising 78 large apartments in four blocks, sitting on 143,719.59 square feet of freehold land.
The owners sold the site collectively on 21 September 2017 to a joint venture of SingHaiyi Properties (a fully owned subsidiary of the SingHaiYi Group) and Huajiang International Corporation.
Under the 2014 URA Master Plan, this site is zoned as residential, with plot ratio of 1.4 (ratio of maximum floor area to land area). This equates to maximum GFA (Gross Floor Area) of 204,464 square feet. Maximum height limit is five storeys.

The Gazania Condo Site Plan
The Gazania condo site is shaped in a fat “L”. It is surrounded by landed houses on its north-east, south-west, and part of its north-west sides, with a low-rise condominium to its north. The location is along How Sun Drive off the main road, so there won’t be much traffic noise.
As can be seen from the map, the Gazania condo site is the largest piece of freehold residential land in the estate. The only other large plots are for 99-year leasehold projects. Such as Bartley Residences and Botanique at Bartley, that have fully sold out their developer units.
One possible drawback for the Gazania is that the site is slanted in a north-west / south-east direction, so units facing the north-west will get the west sun.

BACKGROUND TO THE GAZANIA CONDO PRICE RANGES
SingHaiYi and Huajiang paid SGD$271 million for the site.
This works out to $1,325 per square foot per plot ratio (PSF PPR) just for the land. After adding in financing, development, construction, and overheads, the break even cost to the developer could come up to around $1,850 PSF PPR.
Estimate selling price is roughly between $1,9xx to $2,200 PSF depending on the unit size and facing.

The Gazania Condo Location · Features
Location. The Gazania location is in Bartley, a mature residential estate on the city fringe, in the RCR (Rest of Central Region) zone. Bartley is one of the few areas with freehold landed estates left.
This particular spot is also on the edge of the new Bidadari township, that is widely regarded as the next Bishan. Like Bishan previously, Bidadari is fast becoming one of the most sought after residential areas, and has the same potential to raise real estate values around it too.
Schools. The Gazania condo location would make a good choice for families with young children hoping to get places in good primary schools. It is just across the road from Maris Stella High (for boys), and within 1 km of Paya Lebar Methodist Girl’s primary school. These two schools are easier to get into compared to other top-ranking primary schools, but they provide just as sound and holistic an education as well.
There are a number of other primary schools and educational institutions within a 2 km radius of the Gazania location too. Like Cedar Girls’ Primary and Secondary, YangZheng Primary, and the Stamford American International School.
Nearest MRT Station. If you are looking for a freehold property within 5 minutes walk from an MRT station, the Gazania condo location would certainly fit the bill nicely. It is about 230m, actually less than a 4 minute stroll, from Exit B of Bartley MRT station on the Circle Line.
This line has the inestimable value of connecting to every other line on the MRT network, so you are merely one exchange away from every other part of Singapore. The line itself goes directly to Paya Lebar, the Esplanade, Marina Bay, and Doby Ghaut in one direction, and to the Botanic Gardens, Holland Village, One-North, and Harbourfront in the other.
Shopping Centre. If there is one thing that the Gazania condo location lacks, it is a major shopping mall within walking distance. However if you don’t mind taking that 4 minute stroll to Bartley station, and catching a train one stop up to Serangoon MRT interchange station, or 3 stops to Bishan or Paya Lebar stations, you get to shop at a choice of NEX or Junction 8 or Paya Lebar Square / Quarter.
These are all pretty big malls, complete with shops, banks, supermarkets, restaurants, fast food outlets, cafes, lifestyle outlets, and so on, and they are all directly connected to the MRT stations. So you are under shelter most of the way, except for that 4 minute walk.
Accessibility. The Gazania location is also within quite quick access to entrances of the CTE (Central Expressway) and the PIE (Pan Island Expressway), and thence to rest of the island.
