The Jovell condo is a mid-rise condominium in the cosy Flora Drive private residential enclave, near Changi Airport. It is completely surrounded by private condominiums and low-rise landed housing, in an oasis of calm and seclusion. Being launched for sale by Tripartite Developers Pte Ltd, a subsidiary of Hong Leong Holdings, part of the CDL stable.
This is the latest in the line of condominium projects developed by Hong Leong Holdings at Flora Drive with names derived, in a charming tradition, from flowers and plants. The first was Azalea Park, then Ballota Park, Carissa Park, Dahlia Park, Edelweiss Park, Ferraria, The Gale, Hedges Park, The Inflora, and now The Jovell condo.
The previous one, The Inflora, opened for sale 5 years ago, in 2013. It sold out completely within 3 weeks of its launch, 90% on its Preview day alone. After The Jowell, there is only a thin strip of land left for one more small project.
The Jovell Condo Location Highlights
Together with Avila Gardens, Estella Gardens, Parc Olympia, Palm Isles, and the landed houses beyond, this estate presents a delightfully unhurried residential experience. Given that Changi Airport is 10 minutes drive away, it is surprisingly peaceful too.
There is no MRT within reasonable walking distance, unless you don’t mind walking 26 minutes to the Tampines East MRT station. A bus plies the estate, shuttling residents to this station, and to Tampines Central station and mall.
The condominiums in Flora Drive are favoured by those working in the nearby business hubs such as Changi and Tampines Business Parks, as well as airport staff and flight crew, for their peacefulness, and affordability.
There is an uncongested open feel to this estate, due to its low to mid-rise nature. Within this enclave, out of sight of any HDB flats, it is hard to realise that just outside sits the Pasir Ris HDB estate with all the amenities needed.
If you want a more affordable condo, and are happy to trade convenience for a quieter more laid back lifestyle, the Jovell condo might suit you well. It is by a reputable and trusted developer too, known for their quality work.
Incidentally, the name Jovell is derived from “Jovellana Violacea”, tiny teacup-like flowers native to the colder parts of Chile.

THE JOVELL SITE PLAN
The Jovell condo location is interesting, in that, like the Inflora it is almost completely surrounded by other condominiums. Except for the access driveway, there is no road frontage.
So if you want to completely avoid traffic or road noise, this is the place for you. The advantage of sitting in the middle of other condominiums is that you are surrounded by their landscaping and gardens too, in addition to your own.
And since the zoning here is for 1.4 plot ratio, unlike other precincts with plot ratios of 2.1 to 4.9 or more, it won’t feel too congested or claustrophobic either, as the whole place is all mid-rise at most. (The plot ratio is the ratio of permitted build up area to land area. The plot ratio for landed housing is also 1.4.)

Location. Located in a secluded private residential estate, in the middle of mid-rise housing. Quiet and laid back, relaxed setting. Surrounding condominiums are generally 8 storeys high. This low density offers more ground space per resident than high-rise areas.
