The Myst condo is a new residential development at 800 and 802 Upper Bukit Timah Road. It is being launched for sale by CDL Aries, a unit of City Developments Singapore.
This project sits within a mainly residential enclave, and at first glance, stands out for a couple of factors. For one, it is fairly close to an MRT station. Around 450m, or 6 minutes walk to Cashew station on the Downtown MRT Line, via a sheltered footpath.

It also has the attraction of being in the neighbourhood of the Central Water Catchment area of Singapore. This area is known for its reservoirs and surrounding expanses of lush greenery and natural forests. Hence its name, inspired by misty mornings over Bukit Timah Nature Reserve.
The Myst Residences enjoys some open views to its north, west, and south. Particularly to its north: with unobstructed views over low-rises, the Rail Corridor, and greenery.
To the south it has view corridors over low-rises and schools, between Hazel Park, Cashew Park, and Dairy Farm. All the way to Dairy Farm Nature Park and Bukit Timah Nature Reserve.
These are protected nature reserves around Bukit Timah Hill. So higher floor units on the south will likely get pocket views to the greenery of the hill and reserves.
To the west / south-west of the Myst condominium, across Bukit Timah Road, is Bukit Gombak. This is also a low-rise area, that affords an open outlook as well.
Homes in this estate do appeal to buyers who want a quieter, greener environment. Especially since that brings with it a relatively more laid-back and relaxed ambience.
Studies have also shown that homes edging the Central Catchment water bodies and parks are, on average, 2 degrees cooler than the rest of Singapore. They also benefit from the usually less polluted and fresher air. This could draw future residents, given rising temperatures globally.

The Myst Condo . Feature Highlights
The façades of the residential blocks feature Brise Soleil to deflect sunlight, and reduce heat gain into the buildings. Exterior colours are neutral – wood beiges and dark greys, against ivory white backgrounds. Tending towards an understated elegance.
- All units face north-south, which again reduces heat gain, and helps capture the prevailing winds.
- The two residential blocks are side by side. Hence there is no overlapping of blocks, which maximises privacy and views.
- 75% of the site is dedicated to landscaping and facilities, that include two clubhouses. Service areas like M&E rooms and bin centre are tucked out of sight in the basement. The tennis court is sunken to minimise noise.
- The project offers two ingress and egress points. Also two side gates, one being to Cashew MRT station via a partly covered walkway.
- Concierge / Host services. Includes arrival welcome and assistance, receipt of deliveries, facility / hotel / restaurant / transport reservation, wet weather assistance, help with booking laundry / housekeeping / chef / pet grooming / handyman services, etc.

Myst Residences appears to be fairly conveniently located, in terms of most amenities.
It is about 500 metres, or 6 minutes walk via a footpath, to Hillion Mall at Bukit Panjang MRT station. Hillion Mall offers a pretty comprehensive range of shops, including cafes, fast food, restaurants, bakeries, a food court, a Fairprice supermarket, a bank branch, salons, clinics, pharmacies, and music schools.
It is also 6 minutes (partly sheltered) walk from Cashew MRT station, in the other direction along the same footpath. That opens up a whole lot more dining and shopping options as well.
One train stop south is Hillview station, which is 5 minutes walk from HillV2, and the rather quirky Rail Mall. These two are unique in their own ways.
HillV2 is a more upscale mall, with some F&B outlets, lifestyle shops, and a gourmet market. Rail Mall is a leftover from the days when the old train line to Malaysia was still running. These days the rows of one-storey shophouses feature an eclectic mix of cafes and small shops.
Both offer an interesting change from the typical shopping centre. They also seem pleasant places to hang out at, like for lazy afternoon tea or a cosy chat with friends.
But for serious shopping, the most promising option has to be the upcoming Reserve Mall, targeted to complete in 2028. This is part of a mega integrated development being built at Beauty World along Upper Bukit Timah Road. It will directly link via a pedestrian underpass to Beauty World MRT station.
With its over 200,000 sq ft of mall space across four floors adding to the older shopping centres already there like Bukit Timah Plaza, Beauty World will become the retail heart of Bukit Timah.
But it is possibly in its outdoor options, that the Myst condo stands out. Going south, past the MRT station, the same footpath joins a park connector. A 15 minute walk this way leads to Dairy Farm Nature Park, and the Bukit Timah Nature Reserve itself. These offer hiking and cycling trails for nature and outdoor enthusiasts, or simply a spot to unwind for greenery lovers.
Perhaps that is why the Dairy Farm and Hillview areas seem to have a higher-than-normal expatriate resident population. This could translate to healthy rental demand for homes around here too.

The Myst Condo Site
This Myst Singapore site is a pentagon-shaped, almost squarish, parcel of land located off Upper Bukit Timah Road. On its north, it borders a patch zoned for open space, as well as Fajar Secondary School.
To its east and south, it is bounded by the Hazel Park condominium grounds. The part of Hazel Park on the east comprises high-rise blocks. But to the south of the Myst condo, the Hazel Park units here are low-rises.
As for the west boundary, it borders a footpath beside a canal that runs parallel to the main road. This is the footpath by which residents can walk north to Hillion Mall, and south to Cashew MRT station.
Across the canal, and fronting Upper Bukit Timah Road, is a narrow strip of old shophouses. Being so narrow, it is unlikely to be built high in future.
Hence the site is relatively unblocked to its north, west, and south. That means possible greenery views, especially for south-facing units. Higher floor units on the south boundary could potentially get views all the way to Bukit Timah Hill as the nature reserves there are on high ground.
The main vehicular entrance into the site will via a short lane directly from Upper Bukit Timah Road.

The Myst condo site is comprised of two adjoining land parcels, at 798 and 800 Upper Bukit Timah Road respectively. Their combined land area is 16,620 square metres, or close to 178,900 square feet.
They are zoned for residential development at 2.1 plot ratio, and allowable building height of up to 24 storeys. This works out to total gross floor area of 375,685 square feet, excluding the balcony component.
These two sites were previously used by Tan Chong International as an auto servicing facility.
CDL Aries, a unit of City Developments, acquired the sites from Tan Chong in November 2021, at SGD$126.3 million. In addition, they will have to pay an undisclosed sum to top up the lease back to 99 years.
As such their final total land cost is not known currently. However based on the most recent launch averaging $2,067 PSF for the Botany at Dairy Farm nearby, it is possible that prices here could range around $2,1xx to $2,3xx PSF. This factors in the premium that Myst enjoys over Botany, for being half the walking distance to an MRT station.
As in most launches, the best prices will likely be seen on the VIP Preview day.

The Myst Condo Location · Features

Location. The Myst condo location is part of the private residential Cashew and Hazel Park estate. This estate features a mix of landed houses and low to mid-rise condominiums. East of the estate, across the Bukit Timah Expressway, is Chestnut Nature Park, and the Central Catchment Nature Reserve. Whilst to its south is Dairy Farm Nature Park, and Bukit Timah Nature Reserve and Hill.
This private residential enclave has been around for a long time. The landed homes here range from one to three storeys high, in a variety of genres and styles. And given their setting beside nature reserves, it is not surprising that the road names have tree or “nut” flavours. Names like Hazel Park Terrace, Chestnut Crescent, Almond Avenue, and Cashew Road abound.

F&B, Supermarkets, Shops, Banks, Services. The closest shopping and dining venue for residents here is Hillion Mall, about 6 minutes walk up a footpath. This mall houses a food court, fast food outlets, cafes, a Fairprice supermarket, and a good range of shops and services.
For a different experience, residents can take a short ride to the HillV2 lifestyle mall, or the vintage Rail Mall. HillV2 is not a big mall, but it does have an interesting selection of shops and F&B outlets. The F&B offerings range from local, to Italian, Korean, and Japanese cuisine, as well as bistros and ice-cream creameries. There is a supermarket too, Hillview Market Place, that makes a change from the usual grocery shopping trip. All in all, this place has a rather upmarket “hip & cool” vibe.
In contrast, the Rail Mall comprises a row of old single-storey shops with an instagram-worthy facade. These house a mish-mash of shops, cafes, and bars in a quirky, laid-back, and somewhat dusty environment. Both malls are popular hang-outs for residents, as well as visitors from surrounding estates and offices.
In future too, a major retail hub will arise around Beauty World station, two MRT stops down the Downtown Line. There are currently a few tired old shopping centres there, as well as shophouses and a market and food centre. Of these, Bukit Timah Plaza has been the main go-to mall for Bukit Timah residents, for eons.
But in 2028, the Reserve Mall integrated development at Beauty World is slated to complete. When it does, it promises to become the main retail point of the whole Bukit Timah district. It will offer four floors of mall space, spanning over 200,000 sq ft, directly connected to Beauty World station. This mall will be owned and managed by Far East Organisation, and so will likely provide a complete shopping experience.

Nearest MRT Station and Line. The nearest station is Cashew station on the Downtown MRT Line, about 450m or 6 minutes walk down a footpath. A pleasant walk without any major roads to cross, and past a couple of open spaces.
The Downtown Line is quite a useful one to be on. It goes past Bukit Timah (and its numerous schools), down to Botanic Gardens which interchanges with the Circle Line. Then to Newton, Bugis, Marina Bay, Chinatown, and Tampines, before finishing at Changi.

Schools, Junior Colleges, Academic Institutions. The Downtown Line is also useful for families with children, as it conveniently passes the Bukit Timah education belt. Bukit Timah is known and valued for its schools, many of which are long-established and highly-regarded. Schools like Methodist Girls, Raffles Girls, Nanyang Girls High, NUS (Bukit Timah Campus), the National Junior College, Hwa Chong Institution, Singapore Chinese Girls’ schools, and Anglo-Chinese Boys (Barker Road).
So much so, in fact, that the mere news that one of them will be moving to Tengah, was enough to create waves of excitement, and predictions of a rise in property values there.
Incidentally, if you are aiming for a place in a Bukit Timah primary school for your child, it might actually be easier than trying to get one in a popular HDB heartland school. Simply because housing density in HDB estates are higher than in the Bukit Timah landed area, so competition is keener.

Nature / Outdoor / Leisure Activities. The nature reserves and parks around are what sets the Myst location apart from other new developments.
Not many other places have so many large nature reserves in the vicinity, with walking paths and cycling trails. It should encourage a healthier, more relaxed lifestyle, besides the overall sense of greenery.

Accessibility & Connectivity. The Myst condo location is quite convenient in this regard. Apart from quick access to the Cashew MRT station, it is also fairly close to the Bukit Timah Expressway (BKE). It is a 2.5KM drive from the BKE, either in via Bukit Panjang Road, or out via Dairy Farm Road.
Once on the BKE, turn northwards to join the Seletar Expressway, or southwards to get to the PIE and city.
